| 55 ARCHITECTURAL DESIGN Nick Rowe Architecture Now a team of three designers, Nick Rowe Architecture has evolved into a very busy design practice. Having been a director in other town planning businesses, Gemma-Rose Brooke decided last year was the right time to establish her own business designed to help people with any kind of Resource Management project, giving birth to Auckland based Planning Studio. “I really like helping people unlock the development potential of their site,” says Gemma-Rose. “I’ve always been passionate about communities, the built environment and how through design we can achieve better outcomes for people. Many of my clients are property developers with large residential subdivisions, but I also get to work with mum and dads wanting to subdivide their backyard.” Since starting operations, Planning Studio has progressively grown month-on-month, solely by repeat business and word-of-mouth referrals. Gemma-Rose has now employed a senior planner to help with workload and will look to employ another planner in the New Year. While the North Island is where the majority of Planning Studio’s work is centred, many of Gemma-Rose’s clients have developments throughout the country and engage her specialist skill-sets for resource consents. While resource consenting is Planning Studio’s bread and butter, it takes on the full range of resource management services. “The RMA is the legislation, and each district or Regional Council plan has its Unlocking development potential own set of rules. We help clients with the resource consent application by acting as their agent. We package-up the application for the client in a way that’s most likely to gain Council support. Resource Consent is the permission from the Council to develop the land for commercial or residential use. We might also be required to provide due diligence or feasibility advice before people purchase land. We would then assist themwith the development of the land. Sometimes a consultant working for a developer will engage us to investigate whether there are any resource consent issues before they put a project into Council for Building Consent.” Gemma-Rose also assists clients appealing any kind of plan changes that the Council is undertaking, or public/private land changes where someone has a substantial site area they want to change from rural to residential zoning. Having project managed her own developments in the past, Gemma understands the challenges from the client’s shoes and treats her clients’ money like it was her own, ensuring their budget is properly managed. Gemma-Rose also acknowledges that town planning is quite subjective, and much of it is an art. “We all have di erent professional opinions.
