| 93 T T Russell Fredric Watea West development has plenty to offer Watea West is a development in Haruru Falls near Paihia that shares elements of coast and country in the heart of the Bay of Islands. Watea Construction BUILDING Watea Construction co-director Grant McKenzie describes the Watea West subdivision in the beautiful Bay of Islands as a special place to live. “You’re only five minutes into Paihia, the restaurants, to the beach, to one of the iconic holiday destinations in New Zealand and only 20 minutes to Kerikeri airport with a 40 minute flight to Auckland. A collaboration between Watea Construction and Linita Developments, Watea West is a development in Haruru Falls near Paihia that shares elements of coast and country in the heart of the Bay of Islands. The development will comprise 53 house and land packages with sections released in four stages ranging from 600 square metres to 2520 square metres. It adjoins the Waitangi River on the north with another stream on the west boundary which has a magnificent waterfall. It features recreation reserves, common parkland and a wetland within its new and existing stages. The houses on offer are all turnkey packages built by Watea Construction that are three, four and five bedroom homes designs that match contemporary kiwi living, whether for a growing family, a first home, retirees or investment. Grant explains that there is a strong focus on quality and innovation. “Our specification is higher than average as far as finishes and fittings are concerned. One of the key things is that we have multiple properties now that either have code of compliance so they’re completed ready to move in or near completion in stage one.” Stage one comprises twelve house and land titles with prices ranging from $1,090,000 to $1,495,000 with stage two starting from $829,000. These houses feature Weathertex environmentally friendly timber fibreboard cladding which has been tested and proven over 50 years. The manufacturer claims a better than zero carbon footprint, as well as the product having no added chemicals such as silica, glues, resins or formaldehydes. The homes also include Smeg appliances, Cotec New Zealand manufactured Prospec paint coating systems, Econx smart home technology that allows fingertip control of security and automation for the likes of heating and lighting from anywhere in the world, while bathrooms have groutless tiles which makes cleaning considerably easier. “I believe that we have achieved excellent value for quality new homes in a desirable subdivision in a location that offers so much. There is plenty of green space; all of the outlooks have country vistas.” “We build homes that we would personally be happy to live in.” Stage two titles are expected to be released early next year and these houses will feature their own unique specifications. The advantage of offering turnkey packages is that it the eliminates the red tape people can face if they were applying for finance for a construction contract. Some of the attractive features and amenities of Watea West are a waterfall, an existing wetland and a walking track that goes along the Waitangi River and wetlands, and the development has had 17,000 plants planted around it so far. The overall Watea subdivision is well established and now has around 200 houses. Although the residential housing market has slowed nationwide, enquiries about options for living in Watea West have remained strong and there is actually increasing interest, Grant says.
