BUILDING When Matt and Sheena Young, the owners of Te Kauwhata based building company Callavate, talk about their passion for building it is clear that it is as much about welcoming new people to their rural community and creating a new beginning for them as it is about creating a beautiful new home. “Matt and I have lived here since we were children and are very much part of the local community. We know the town and area so well and can introduce people to schools and sports clubs,” says Sheena. “It’s a greater package than just a house, it’s their whole life. We want to help people get settled into the town, not just their home.” What better place to do that than the sprawling residential development of Lakeside in the heart of the north Waikato township of Te Kauwhata and nestled on the edge of Lake Waikare. An hour from Auckland City, and forty-five minutes from Hamilton City, Lakeside is perfectly located for commuters seeking a gentler pace of life in heartland rural New Zealand, and it is an hour each way to the Coromandel Coast or Raglan. “Te Kauwhata has all the amenities including schools, cafés and supermarkets, and Lakeside has just added to the appeal,” says Sheena. “Many of the sections have views across Lake Waikare and over to the ranges, and there’s also views across rural farmland. A nice playground, daycare centre, barber and supermarket have been built and a restaurant is about to be opened. It’s like a town within a town.” What makes the development even more special for Matt is the time he spent on the land looking at cows when it was owned by his mate’s family. Now he and Sheena walk the land as one of eight Kāinga Ora Build Partners. Kāinga Ora own the residential sections and on-sell land to Build Partners to build Market and Affordable homes. Callavate has been operating in Lakeside since its inception about four years ago and were amongst the first to build homes there. When Kāinga Ora purchased the bulk of the 1600 residential sections a year later, Callavate took up five sections, four of which have now been built on, and with the potential to buy more. “For the first three, we built very high quality but affordable homes capped at $650,000,” explains Sheena . “We really used this as an opportunity to showcase Callivate Builders designs and the quality of our work, so while the house and land package was capped, the homes have that wow factor, with big exposed trusses out the front. We have retained the same quality in fixtures and fittings so that the homes really are stunning. “The other two homes, one of which we have built, don’t have that same price cap. We’ve saved the best for last, with an elevated section that has the most beautiful views across the lake and ranges in the background. We offer a range of plan options to suit all budgets, from 120sqm to 160sqm and priced from $795,000 through to just over a million, with a 5% deposit for a house and land package.” Based in Te Kauwhata, on their 500-cow dairy farm, Matt and Sheena operate Callavate predominantly in the local area, enabling them to maintain daily contact with each of their projects and a close relationship with their clients. “Our projects are all residential and range from clients who want to build their first home right through to those wanting to build their forever dream home.
