Designed in the style of an American villa, this 295sqm home plus a further 20sqm of covered outdoor living space stands out from the crowd. Its high level of handcrafted detail and extra specifications add touches of luxury inside and out. For LBP and qualified Master Builder Ben Schellenberg of High End Homes, this was a noteworthy project, with the type of detailing and high-quality materials selections that he and his team love to work with. “We loved the quality and complexity of this build,” he says. “We built facings for the windows, dummy rafters, beautiful oak flooring that continues up the stairs, handmade custom shelving, and a hand-made custom timber fireplace surround for the two-way fireplace between the dining room and lounge. The amount of detail makes this a very special home.” Like many highly detailed residential projects, the challenge for the construction team was making the design a reality. Ben recommends to anyone starting a project like this to have their architect and builder communicating with each other early in the design process. “ Nine times out of 10, the builder can see where any issues are going to be, or where the detailing is missing,” he says. “We weren’t involved in the design of this build, and we ended up with a big steel beam sticking out of the roof. We had to redesign on site to get it cut back.” Ben says big executive homes can be built more simply and cheaply than this one. “The size of your home is the biggest factor in your cost per square metre,” he says. “First-time builders are often surprised that as the house size increases, the cost per square metre goes down. “Key here is the one-off, big-ticket items that go into every house. Take the kitchen – a significant cost that’s included in every house plan, whether its 150sqm or 400sqm. With a larger floor plan, the kitchen cost is averaged out over a much bigger area, leading to a lower cost per square metre. “The cost of hiring tradespeople works the same way. The difference in price for an electrician or a plumber to complete a 150sqm home compared to a 200sqm home is minimal, and you end up with a similar cost per square metre averaged out over a larger area.” As a builder, Ben aims to create great homes and the more detail in the design, the more exciting it is to build. On this project, like many of High End Homes’ projects, the highlight for the construction team was being able to deliver such intricate details and showcase the finish they are capable of achieving. “There aren’t a lot of builders anymore who can work with timber like an actual carpenter, and make it do what they want it to do.
