Tiny Home HQ BUILDING As the Government plans to help Kiwis save time and money when building small, self-contained, detached secondary dwellings, or ‘granny flats’, Matt Armstrong from Tiny Home HQ cautions property owners that just because the rules will be relaxed, it doesn’t mean they should relax their own diligence when choosing who to design and build their new tiny home. Under the proposal, which is aimed at relieving the housing crisis nationwide, single-storey buildings up to 60sqm would no longer need resource consents from local councils or building consents, nor engineering reports. The tiny homes would still need to meet other criteria, including building code compliance, and have compliant plumbing and electrical connections with certification. Government indicates the changes will be in place around the middle of 2025, but Matt says the expected increase in demand for tiny homes is going to create space for new and potentially inferior builders to enter the market. “There have always been people who offer to do things fast and cheap, and then disappear with the money,” he says. “With higher demand, there could be more people willing to take advantage of property owners who may not know how to choose a builder with experience in completing a quality tiny home on time and in budget, and still owning something fit for purpose.” Even if this unfortunate hypothetical client gets a finished building, due to its poor quality or substandard design, they are still out of pocket and stuck in a horrible situation. From the tiny home industry’s point of view, it doesn’t want cowboy builders tarnishing its reputation.
