REGIONAL DEVELOPMENT Haydn & Rollett T T Karen Phelps The Stuart McCutcheon House (formerly described as Carlaw Park stage 3) project has been recognised for its exceptional use of Building Information Modelling (BIM) at the 2024 NZ Commercial Project Awards, taking home the prestigious BIM systems award as well as a Gold award. Stage 3, a 26,530sqm, 907-bedroom student accommodation complex for the University of Auckland, follows on from the success in stages 1 and 2 that have been operating from 2014. The three stages collectively offer a high-quality student apartment-living experience for 1600 students. Matt Bird, construction manager at Haydn & Rollett, says Stuart McCutcheon House involved an innovative approach to integrating BIM throughout the design, construction, and operational phases. “BIM isn’t just a tool for the design and construction phases – it’s a powerful asset for ongoing facility management,” explains Matt. “The extensive use of BIM throughout the design and implementation stages produced a comprehensive database of information that will significantly enhance the building’s maintenance for decades to come. “It’s created a robust framework for proactive maintenance, energy optimisation, and continuous improvement.” For example, Matt says that heating and cooling loads were analysed using dynamic simulation energy modelling (IES) to optimum plant size, thermal comfort and daylighting. Highly efficient variable refrigeration flow (VRF) systems were employed for heating and cooling of all spaces, linked to the university’s Building Management System (BMS) for continuous monitoring, fault warning and proactive maintenance. A common access-control card system provides security via the main entry, into apartments and even specific bedrooms, all integrated through the BMS. The building’s design also incorporates features tailored to student needs, including cinema rooms, gaming areas, communal kitchens, and dedicated study spaces. “We worked closely with the university to ensure the end product would meet the evolving needs of their student community,” Matt explains. “The incorporation of student feedback into the design process was critical to creating a living environment that truly supports their academic and social experience.” Matt says the architectural approach and prefabrication techniques employed during construction contributed to the project’s efficient delivery, and aided sustainability. For example, construction waste achieved a 70% recycling rate and plasterboard achieved close to a 100% recycling rate. “The arrangement reached with the installer, Global Linings, saw all plasterboard delivered and waste removed by them in a controlled format, achieving the goals of sustainability and efficient site management without incurring any additional economic cost.” Despite the logistical challenges posed by the Covid-19 pandemic, the project team’s innovative solutions and strategic planning ensured the timely completion of Stuart McCutcheon House.
