You can still see many of the original beams and portals, and we’ve used a lot of sympathetic materials.” DEVELOPMENT From the early 1900s until 1969, the aroma generated by the Aulsebrooks factory wafted through Carr Road, Mount Roskill. With hundreds of biscuits broken before they could be packaged in cellophane, employees and locals eagerly snapped them up by the bagful for mere pennies (later cents). Fifty-five years on, Stage 1 of Jargonel Properties’ Carr Rd large-format retail development is complete and leased to some of New Zealand’s leading brands – including existing tenants AA Auto Centre and Resene, and new tenants Bed Bath & Beyond and Bargain Chemist. “Our ethos is to support New Zealand businesses where we can,” says Jargonel’s deneral manager, Andrew Hay. Development is in his family’s DNA. For decades, the Hay name was synonymous with residential development across New Zealand. Founded in 1938, Keith Hay Homes became Kiwi classics. The late Keith Hay, who started the business at just 21 years old, handed over the reins to the next generation in the 1980s. It was during this time that the group began developing industrial properties, with many of these still under family ownership through Jargonel. A “jargonel” is an early ripening pear, he explains. The word jargonel also happens to contain the first letter of each of Andrew’s family members’ names. It’s a proud history. Thanks to RCG Architects, the development at 6 Carr Rd also reflects a distinguished history. While designed to meet the needs of flourishing retail businesses, both now and well into the future, it also retains elements of the biscuit factory of old. “Sustainability is important to us,” Andrew explains. “We’ve kept quite a bit of the ‘old school’. You can still see many of the original beams and portals, and we’ve used a lot of sympathetic materials.” Macrennie Construction was the head contractor for stage 1, as well as for the neighbouring retail complex at 4 Carr Rd. Stage 2, which will begin shortly, will bring an enhanced car park and improved connectivity between Jargonel’s development and neighbouring retail giants Briscoes and Rebel Sport. “We’re very happy with Macrennie,” he says. “We’re pleased with how the project has gone.” Last month, Kiwi-owned and operated PetDirect signed a lease for stage 2, signalling confidence in the retail sector, despite the current economic downturn. Andrew, who spent many years in banking, says relief from shoppers’ lack of discretionary spending looks to be on the way. “ “There has been a lot of difficulty in the sector in recent times; however, both inflation and interest rates appear to be heading in the right direction, and there has been a significant improvement in leasing activity in recent months. Tenants are looking ahead; people can see the light at the end of the tunnel. It gives us confidence.” Jargonel knows that what’s good for them is good for communities. New leases, new developments, create new jobs and sustainable local economies. “We feel a responsibility to do right by our community,” Andrew says. No doubt Keith, community stalwart and former Mayor of Mount Roskill, would agree.
