R ising above the Waitakere Ranges and with sweeping views of the Manukau Harbour, The Rise has added to the unique village atmosphere of Titirangi. The project has been three years in the making and Adrian Hughes, one of the di- rectors of development company Broadway Property Group, says the aim was to create a landmark project for the community. “We spent time getting to understand the community before we started design and planning,” he explains. “One thing that came through very clearly was that attention to detail was important: we needed to focus on natural materials, energy efficiency, and sensitive design.” The Rise offers 650qsm of commercial office space and nine ground floor retail shops. There are 42 carparks for tenant and shared public use, along with bicycle facilities and EV charging. Designed by RCG Architecture, The Rise is an environmentally sensitive design and build with a focus on energy efficiency. The design was created in consultation with Auckland Council’s Urban Design Panel and Te Kawerau a Maki. Adrian says that Broadway Property Group appreciates and respects the cultural and spiritual values of the mana whenua with Kai- tiakitanga (guardianship) responsibilities for the area. In particular is the view of all entities (i.e., water, land, air, physical objects, people etc.) as having a mauri (life force) that assists with function and purpose, he says. The façade of The Rise is wall ceramic porcelain stoneware rain screen tile, contrast- ing with metal high ridge profile cladding, which emphasises the horizontal features and reflects the rhythm and properties of its heritage neighbour Lopdell House. Natural light has been maximised in the design along with fresh air. Other features include energy efficient lighting and insulation well exceeding the min- imum the Building Code requires. Finishings have been designed by a local artist to reflect the ecological heritage of the Waitakere Rang- es community. There is a green wall to soften the building and help it blend into the natural bush and so- lar power to come. Adrian says that Broadway Property Group is currently designing a solar system it hopes will offset 50% of the build- ing’s energy requirements. He says the Group aims to keep assets long-term so designs and builds with the future in mind. The Rise was completed and handed over to tenants for full occupancy in June. Adrian says there has been a focus on local, niche and quality operators that would mesh with the local community. Retail tenants include a wholefoods refillery, an artisan bakery and a seven kiosk eatery arranged to provide a genuine street food experience in a shared space. The commercial space is occupied by a yoga studio, phys- iotherapist, an IT company and insurance broker.
