Company director Anthony Searle says with delays caused by materials and consenting overload it has become difficult for many people to afford to rent and build or live in a current home paying a mortgage and build as timelines often stretch out. Completed homes gives buyers surety and avoids the potential to double up on their expenses while houses are being completed, he says. Searle Group is currently getting 10 homes built through Navigation Homes in Patumahoe in its new 30 lot Carter Road and Patty Lane subdivision. The homes, due to be completed mid 2023, will be a mix of spec homes and homes that may be retained for Searle Group’s rental portfolio. The homes, which are on 800sqm type sections, will be a range of four bedroom plus homes of around 200sqm or greater in size, ideal for large and extended families, says Anthony. A number of designs options will be available including some with two master bedrooms. Patumahoe has been a large focus area for Searle Group. The recently completed subdivision at Patumahoe Hill has provided 76 sections over two stages. Construction is well under way in the first stage with some homes already being lived in and construction on stage two has now began in earnest. Searle Group is also working on providing a small number of spec homes at this location too. Anthony says sections have been very popular due to their generous size, ranging from 720sqm to over 2000sqm. “It’s fair to say you can still get your quarter acre Kiwi dream at Patumahoe Hill and after lockdown people value even more having their own piece of land. “People also value the location and amenities near Patumahoe Hill. Amenities include two local rural schools, a childcare centre, café, bakery, hair salons, Four Square and restaurant.” Anthony says that Searle Group is the largest land developer working in the Patumahoe area and has been for some years. It will deliver over 300 residential lots to the Patumahoe area when the Carter Road and Patty Lane subdivision is completed. Other Searle Group projects underway include Chatterton River Estate at Hanmer Springs. This 57 residential lot subdivision backs onto a nearby riverbed with reserves and walking tracks and is within walking distance of the Hanmer township. Section sizes range from around 600-1500 square metres. Searle Group currently has two spec homes being built by a local builder and it plans to build spec homes on the last three lots. There is also an 18 -lot subdivision with resource consent granted at 293 Kitchener Road in Pukekohe offering views of Pukekohe and Auckland City. Lot sizes are approximately 1000sqm. Civil works are due to start later this year with anticipated titles being issued late 2023, Searle Group will again look to provide spec homes in this location. Another project in Pukekohe is Foy Road, a 43 lot subdivision of approximately 1000sqm sections which is in the process of obtaining resource consent and earthworks are expected to start in October 2023. Searle Group are also currently working through engineering and zoning changes on a consented 75 lot subdivision in Te Kauwhata and a project in Coromandel is going through the resource consent process and will offer around 100 residential lots from around 500900sqm. Anthony says that Searle Group seeks opportunities in niche areas with a unique aspect and point of difference whether it is the location, a view or something else that ultimately attracts people to have trust and confidence in projects.
