90 | C3 Construction Recognition for Lakehouse project Kim Newth BUILDING Built partially over a manmade lake, the Pacific Lakes Village Lakehouse in Papamoa provides a stunning space for residents to relax, dine and socialise. The spectacular building is now in the national spotlight with C3 Construction Project Manager Carl Charlton having been named as a finalist at the 2022 NZ Building Industry Awards for The Lakehouse build. “It’s an honour to be recognised by the industry for this project – it gives me a great deal of job satisfaction every time I walk into the building,” says Carl, adding that reaching the finals also highlights C3 Construction’s delivery of excellence in project management by their team of construction specialists. C3 Construction is the main contractor for Pacific Lakes Village, with construction having started in 2018 (and C3 also built Pacific Coast Village across the road at Papamoa). The team is working at pace, starting eight or nine new villas a month and has up to 65 builds going on at a time. By August 2022, C3 Construction had completed over 165 villas as well as The Lakehouse. Generus Living Group together with partner Mangatawa Papamoa Blocks Incorporation (MPBI) opened The Lakehouse and adjacent bowling green in May. Designed by leading architects Sumich Chaplin to serve as a communal clubhouse, The Lakehouse is described as signalling the future of environmentally conscious high-end retirement living. During The Lakehouse build, C3 Construction had two teams in action comprising a village team of six and a Lakehouse team of three including Carl, along with site managers, quantity surveyors and an administrator. With a multi-purpose interior design, The Lakehouse can be used flexibly for indoor bowls or table tennis, club meet-ups, reading (with books available in an on-site library), Bridge or catch-ups over coffee and cake. Large sliders open to the cantilevered deck over the lake on one side, or to the bowling green on the other, or a sheltered alfresco area on the sheltered northern side. With high standard energy efficiency and insulation, solar energy, EV charging stations and LED lighting, the new clubhouse exudes elegance, style and comfort yet steps lightly on the land and environment. Accessibility features include level entry access and accessible toilets. Three lakes running through the village form a sustainable stormwater system. “Our ironbark beams and rafters were specially milled from hardwood timber reclaimed from an old viaduct in Queensland.” Stormwater collected in the main lake is, in turn, re-circulated as needed into village irrigation. Recycled plastic tanks at the Lakehouse capture stormwater that then charges the building’s toilets. The Lakehouse sits on 12metre deep foundation piles along the lake edge and an engineered raft slab over the rest of the site. Reclaimed natural wood is a design hallmark, adding to building’s visual aesthetics and sustainability story. “For some of the lengths and structural requirements needed we had to go to Australia. Our ironbark beams and rafters were specially milled from hardwood timber reclaimed from an old viaduct in Queensland. Getting it shipped here with Covid disruptions in the mix was hard, but we’re really pleased with how it all came together.” The Pacific Lakes Village main community centre – The Pavilion – will connect to the Lakehouse via a walk bridge across the lake and will provide further hospitality, wellbeing and leisure amenities.
