Pepe Ridge, a new 42-hectare residential development in Tairua, Coromandel, just one hour, 45 minutes from Auckland, sits on gently rolling hills at the end of Azimuth Road, extending from Grahams Creek in the north, around the western edge of Tairua Golf Course, to Pepe Stream at the southern boundary. It’s in an attractive coastal holiday location. We could see the potential of what could be there because of the stunning natural landscape.” Construction began in late 2023 on this 44lot coastal subdivision, with generous sections ranging from 578sqm to 8,253sqm. Twenty-four lots have already sold. “Most people have an affinity with the ocean in some way. We’re providing people with a slice of the coastal lifestyle,” says Jason. The Pepe Ridge development team has spent 36 months collaborating with councils, engineers, ecologists, iwi, archaeologists, and other specialists to bring the project to life. More than 120sqm of earthworks and infrastructure have been completed. Key subcontractors include RMS Surveyors, KGA Geotechnical, Aireys Consultants, Boffa Miskell, Storm Contracting, Omni Consulting, Bayleys Real Estate, and Killarney Capital, who provided project funding. The development will be enhanced with 30,000 native plants providing a seamless integration of the subdivision into the local environment, while also managing stormwater and restoring ecological environments on the site. Pepe Ridge is designed to create a high-quality lifestyle community that complements the surrounding landscape and neighbouring homes, minimising the impact on the local landscape, and providing security for investors. Design guidelines have been created to ensure development is of a high standard, with guidance for house design styles, construction materials and colour palettes to achieve consistency in materials and themes, whilst allowing for originality and innovation in design. “Subdivisions are protected by developer covenants,” Jason says. “There is a minimum blueprint for house builds. There are certain materials that you can use to ensure that everything fits with the land and is of a high quality. People’s builds need to be signed off by our appointed architect. This ensures consistency of the development, upholds standards, and protects the development.” Land buyers at Pepe Ridge include a diverse mix – out-of-town purchasers, local residents, builders planning to develop and sell, retirees relocating from city centres, and those seeking a coastal bach. The development has brought great economic benefits to the region, with 50 local consultants and tradespeople employed during the construction period bringing new business to the local township. Plus, with more ratepayers on the new blocks of land there will be more funds provided to the local council. “We’re really happy with how it’s come out,” says Jason. “We’ve realised the vision that we had from the outset.” Pepe Ridge is currently the developer’s sole active project, following previous successes such as Totara Grove and The Woods.
