Meanwhile, the Concord development in Glen Innes is progressing towards delivering approximately 77 new homes, a mix of terraced houses and apartments designed to support whānau at different life stages. “Concord is about more than housing, it’s about building strong connections to place and people,” says Daniel. “This development will offer 44 social and 33 affordable homes, supporting both longterm housing and pathways to homeownership.” With Precision Construction as the build partner, homes will range from two to six bedrooms, designed to be inclusive and flexible for first-home buyers, small families, elderly residents and those with mobility needs. The project has been developed in partnership with Ngāti Paoa, recognising their deep ancestral connection to the whenua and nearby Ōmaru Stream. “We’re listening to whānau, and that’s shaped our approach,” explains Daniel. “We’ve learned that larger homes with more bedrooms are a priority, so we’re building them. This supports multigenerational living and makes better use of land, housing more people in safe, healthy homes.” The Pīrangi development in Point England is currently under construction along Tripoli Road, close to Youth Town and several local reserves. The project will deliver 88 social and shared homeownership homes across a 17,598sqm site, featuring a mix of apartments, terraces, and free-standing homes. Site A, strategically positioned on the corner of Line Rd and Taniwha Street, borders the Glen Innes Town Centre and Taniwha Reserve. Construction is underway for this development, which will provide 65 public and shared homeownership homes in a mix of apartments and terrace homes. Specifically designed to support new homeowners, public housing tenants, and people with mobility needs, it will give residents the benefit of close proximity to the town centre’s shops and services. The ambitious Larsen & Torino development spans 10 super lots across Point England and Panmure, covering 38,540sqm. This substantial project will deliver approximately 193 public and shared homeownership homes across the multiple sites. TRC’s Small Site Programme focuses on smaller pieces of land that don’t have major problems with the site or infrastructure, which lets TRC work with builders earlier, making it faster and easier to get approvals and start building. As a result, homes are designed and built more quickly and efficiently. The projects include a mix of apartments, terraces, duplexes, and standalone houses, with each development having between four and 20 homes. To ensure quality and cost efficiency, TRC has procured a panel of seven of New Zealand’s top builders, working in long-term partnership across multiple projects. They are Jalcon, Signature Construction, NZ Strong, Precision Construction, Dominion Constructors, Constructa and Southbase Construction. “This allows us to leverage private-sector expertise, and ensures our homes remain affordable to build and to live in,” says Daniel.
