The regeneration programme will replace 2550 ageing social homes – many built in the 1940s and ’50s – with around 10,500 new homes across multiple tenure types. The programme includes 3500 new social houses, 3500 affordable homes encompassing shared homeownership and long-term rentals, and 3500 private-market homes. The programme operates under three key priorities that distinguish it from conventional housing developments. The first focuses on delivering quality homes and neighbourhoods by increasing development pace, building appropriate homes in suitable locations, and ensuring smart design and procurement for efficiency and long-term value. The second priority centres on being an excellent community housing provider to social housing tenants. This involves supporting residents to live well in their neighbourhoods, providing comprehensive home maintenance, assisting whānau through re-housing processes, and connecting them to wider social services. The third priority leverages redevelopment to deliver greater social and economic outcomes. This includes supporting local whānau through employment opportunities via the Tāmaki Jobs and Skills Hub, working with families to get them ready for homeownership opportunities, and delivering broader economic development activities. “We know that when we focus on the homes people live in – whether through new developments, homeownership pathways or tenancy support – we help unlock outcomes across income, employment, health, and education,” says Daniel. “That’s how we create real, lasting change.” The programme’s scale will see Tāmaki grow from approximately 20,000 to 60,000 residents over two decades.
