We do everything from day one when the site gets procured including due diligence, master design, roading design, roading platform civil design, architectural design, landscape and interior design,” says Resolution Design director Sunil Bakshi. A recent project that demonstrates a successful collaboration of user-focused design and responding to market demand is Alfriston Villas which delivers 50 new townhouses in the heart of Manurewa. The sloping site on a hill meant that Resolution Design had to determine very carefully how to adjust the natural contours to provide living platforms for good design outcomes. Sunil says one of the key goals was to ensure smart design that responded to the neighbourhood context. “So rather than continuous back to back townhouses we have allowed for large planting areas and 10 metre gaps minimum between duplexes to respond to the neighbourhood of traditional housing. It’s about creating a good balance between a return for the developer and positive outcome for the occupants and neighbourhood,” explains Sunil. The Resolution Design architectural team includes experts in drafting, urban design, architecture, building science and landscape design. Services include architecture, outdoor design, garden architecture, visual assessment services and subdivision design. The company works on a variety of projects for clients including residential, medium to high-density housing and commercial. Sunil says there are many advantages for clients in using Resolution Design: “From a design and buildability point of view our oversight of the entire process significantly cuts down on coordination time as we have all the capability in-house. A good example would be fire design. When we are doing the civil design or the platform cuts we consider all other safety requirements for egress.” Sunil started Resolution Design Architectural in 2014 and it is his extensive knowledge of building practice and council processes and legislation, which sets the company apart. Sunil brings to the company a background in teaching architecture at Victoria University and has previously worked as a professional building consultant for a private division of Auckland Council. Sunil says that this means he can often anticipate at the design stage what questions Council might have and possible compliance issues and therefore address these early on saving the client time, money and hassle. At present Resolution Design is working on two other projects for Clarke Group. Located in South Auckland's Favona district, Walmsley Terraces will deliver 66 three-bedroom terraced townhouses of three stories each. Conifer Terraces in Takanini, Auckland will deliver 54 two and three bedroom townhouses on the site. “It’s a very fruitful relationship,” says Sunil. “Clarke Group has great motivation for their work, delivering much-needed housing in a difficult market, and we deliver cost-effective designs that compliment this approach. This means that we really try to keep the end user in mind throughout the process, encourage best practice design and high-end amenities. It’s about delivering a quality result for the occupants.”
