T T Richard Loader Quality development in Matamata When Phillip and Catherine Brown, the proprietors of well-known Matamata horse stud Ancroft Stud, were approached by a local builder to subdivide 20 hectares of their farm, the track was set for a very special residential development. “Craig Vuglar came to me in 2017 and said, Phillip, you have 20 hectares in the borough. It’s a lovely area, why don’t you subdivide, because we’re desperate for house sections.” The development’s lovely rural outlook is complemented with the Kaimai Range forming the perfect scenic backdrop, and horses from the neighbouring Ancroft Stud a point of difference and interest. The development also backs onto Grosvenor Estate, which Phillip says is probably the most prestigious residential development in Matamata. “So, the location is excellent to start with. In addition to a number of nearby parks, Stage One has its own little park area with professionally sown lawns, gardens, planting and a seat. The Lions and Rotary clubs have completed a lot of native planting around the subdivision, and so it’s quite a picturesque area in a very beautiful part of the country.” Known as Ancroft Developments, the 20ha subdivision is being completed over five stages, with Stages One and Two now complete, and embracing a little over half of the total development. “Barr and Harris Surveyors completed all the survey work, as well as project managing the entire development,’ says Phillip. “McPherson Contractors have completed all the civil work including roading and footpaths, using local subcontractors. We have tried to use local businesses and contractors for this project wherever possible. I’ve known Steve McPherson for a while. He gets the job done, is very much on the go, very proactive, and a hard worker. When I had a discussion with him about what we wanted to achieve I felt we had a nice rapport, and the association has worked out really nicely.” Stage One, which has now sold out, has sections ranging from 912sqm to 1456sqm, with only one section yet to be built on. Acknowledging the generous size of the sections, Phillip says a local agent suggested the larger ones would be the hardest to sell, but in fact proved very popular. “We wanted nice big homes being built on the sections and that is exactly what has happened. There have been a lot of people from Matamata who have bought into the development, many from Tauranga and some from Auckland. There is a range from semi-retired to young professionals with families. Sensible covenants, very similar to those on Grosvenor Estate, have been included to protect both our investment, as well as the investment made by individual home owners. There have been no issues at all with the covenants.” Stage Two encompasses 42 sections of a similar size to Stage One, with five sections sold, and price points starting from $400,000. “The appetite for building is still there, but people are a lot more cautious at the moment. We’ve had quite a few enquiries in the last six weeks since the roading and paving in Stage Two has been completed. “The development was not just about money. It was more about leaving something behind that Catherine and I could be proud of when we wander through the development on our mobility scooters sometime in the future. “We wanted to do a really good job and have spared no expense to make sure it was done properly. “We are pretty happy with what we see. What we like most is the satisfaction of a job well done. When you talk to people and they are loving living there you get a nice buzz out of that.” “We are pretty happy with what we see.
