DEN Property: Lakeside REGIONAL DEVELOPMENT With an eye to assessing the market, particularly at these more challenging times, while seeking fresh opportunities to add value, DEN Property, formerly Cambridge Homes North Waikato, have broadened their service offering and focussed afresh their building activity, as co-owner/operator Jacqui Baigent explains. “Rebranding was the right thing to do as the traditional Design & Build market has declined so we looked carefully at how we can best add value, great quality and great service with best possible price while expanding what we deliver into maintenance services and light commercial construction. We’ve also moved away from the franchise model,” Jacqui explains. Based in Te Kauwhata, northern Waikato, in an area flourishing with new developments and possibilities, DEN Property is a building partner at Lakeside Subdivision as has been active in this space for more than 3 years now, having established the business afresh at the end of 2020 as a construction company. Prior to this, Jacqui, husband Jared and the team had engaged in building a significant number of high-end, large footprint homes and she says all the learnings from those years in that sector have been taken up into what they now deliver to the entry level, scaling down market, that has been drawn to Lakeside. “We’ve currently got 12 homes for sale at Lakeside, five of these are affordable housing at $650,000, while the balance are on much larger sections. From a construction point of view the same standards are applied to all our builds, so those seeking an entry level home to own are receiving excellent quality and design.” One of the things that is really important, Jacqui says, is to have a meld of different building companies operating over a subdivision, as is the case with Lakeside, which over the next eight years or so will be home to more than 1,500 homes of various sizes, designs and construction elements. “By having a mix of builders at Lakeside there won’t be this cookie-cutter feeling to the community at all. It’s a wonderful, warm and welcoming place to call home.” Lakeside has 75 hectares of dedicated reserve and westlands as well as 6km’s of walking and cycline trails and with massive improvement in roading infrastructure to and from Te Kauwhata, the subdivision is a popular choice for those working from home, or Auckland or Hamilton. “It’s wonderful to see the impact this subdivision is having on the environment generally, with rejuvenation of the lake and surrounds, the return of native birds. We live here and it’s really a nice community to be a part of.” The area is unique, steeped in history and Jacqui says a key value is the respect people have for tangata whenua, for the lake and especially the stories that surround it. “There is much respect and support for local Māori and Māori businesses which reflect the value we place on being part of Lakeside’s development over the years. We’re working with the local high school to offer work experience opportunities to two rangatahi over a 10-week period.” Jacqui says they put a great deal of effort into creating house designs that meet the needs of the modern life-style, with many people these days working from home, a priority is placed on creating space to work and live. “With excellent broadband available we describe Te Kauwhata as the southern-most suburb of Auckland and the northern-most suburb of Hamilton. In our time here, we’ve discovered that Te Kauwhata is a really safe to live in; a really nice tight-knit community where people look after each other.” And reflecting the diverse nature of housing at Lakeside is a diverse demographic living there, from retirees scaling down, to those purchasing homes as rental investments, to young families. Affordable housing is a really big driver for Jared and Jacqui. “By being part of creating communities in the affordable housing sector the couple are contributing to long-term solutions to move families away from the emergency house situation.
