T T Kelly Deeks With a company ethos of ‘designing a better future for people and planet’, Common-Good Architects’ founder Toni-Rose Brookes believes life is about balance: “I like to take a balanced approach when it comes to my designs and outcomes on both people and planet. It’s about finding the ‘common-good’ that creates the best outcome for all,” she says. Founded in 2022 by Toni-Rose, the Whangamata-based practice is carving out a niche in the residential design market with its holistic approach to architecture. This ethos drives every project the practice undertakes, from small alterations to high-end bespoke homes. Toni-Rose says that what sets Common-Good apart is its focus on creating spaces that adapt to modern life while minimizing environmental impact. “Home isn’t just one thing anymore. The spaces we call home must adapt with modern life. We design architecture which enables that flexibility, enhances wellbeing and creates connection.” The firm’s services range from pre-design feasibility studies to full architectural design for new builds, alterations, and interior spaces. Common-Good also offers sustainable design consultancy, leveraging Toni-Rose’s As New Zealand Registered Architects Board (NZRAB) registered architects, Nick Sayes and Luke Jackson of Sayes Jackson Architects in Auckland are putting themselves at the centre of their projects with a full service and the broad expertise required to pull the whole design and build process together, from concept to completion. Nick says residential projects are both challenging and rewarding, with many hoops to jump through and situations to navigate along the way. “A registered architect is the ideal professional partner to guide you through this journey,” he says. “While not all stages of a project require the use of an architect, engaging us for our full services allows for the best follow through and value from the working relationship.” Collaboration is key to Sayes Jackson Architects’ process, being able to share the load with the right people in the right places at the right times in every single part of the project. A recent new build on a sloping rural lifestyle section in Coatesville showcases what can be achieved after three years of collaboration between client, architect, and contractors all managed by Sayes Jackson Architects. Built atop a large lifestyle property which has been subdivided in order to fund this qualifications as a Homestar Designer, Assessor, and Green Star Accredited Professional through the New Zealand Green Building Council. Toni-Rose brings over a decade of experience to the practice. A Registered Architect with a Master’s Degree from Victoria University of Wellington, she began her career with Borrmeister Architects in Christchurch during the post-earthquake rebuild. In 2015, she returned to her hometown of Whangamata, continuing to work remotely for Borrmeister and heading up its North Island satellite office for six years. The transition to founding Common-Good was a natural progression for Toni-Rose. “After six years and more of my projects being based locally and spending less time in Christchurch, it was a natural progression for me to start my own business,” she says. “I have a great relationship with Borrmeister Architects, and we still collaborate on several projects and it’s great to have the support of another practice when you are a sole practitioner.” Despite being a new practice, Common-Good is already busy with several projects in the Whangamata area and surrounding regions including a number of residential new build projects, as well as a few residential alteration projects. home, its owners are certainly committed to their land. They had previously built further down the hill, and this was to be their retirement home and they had to get it right. Sayes Jackson Architect was recommended by their son, a commercial architect who knew Nick from university “He had expertly translated his parents’ needs and wants and communicated their unique way of living and use of space into a brief set out in architect-friendly terms. In many ways, the functional qualities of the design had already been resolved. When communicating our ideas back to the owner, we had someone on the inside to help push each idea a little further.” The result is three barn-like gabled forms with a restrained materials palette of dark stained Western Red cedar and European tray metals, creating a farmhouse style home. Bagged clay brick walls continue inside and out to link a number of internal and external living spaces, which offer a variety of connections to the outdoors. The home is set into the hill at the back, with an outdoor dining space and fireplace under a louvred canopy for a cosy nighttime retreat. At the front of the property, the scale increases as a wide and unobstructed view opens out to the south-west, and the living space includes an expansive hardwood deck and infinity pool.
