The award winning project on Waiwarawara Drive, Whangārei, involved the construction of 15 industrial and commercial units. The Waiwarawara Drive development was set up for success through early contractor involvement, which allowed OTC Projects to contribute to the design, procurement planning, cost management, and construction methodology before building commenced. “It enabled us to shape design and effectively plan procurement and costs right from the start,” says Nick Shanks, OTC Projects’ Construction Manager, who brings almost 20 years of construction and project management experience in New Zealand and Australia. Early contractor involvement helped ensure commercial viability while still achieving a premium finish. The development also created significant local economic spinoffs, with 121 workers engaged through 27 regional companies. The project faced challenging ground conditions and limited services. Detailed soil testing and three waters modelling helped reduce risk and maintain compliance. The finished development included 4800sqm of Triboard engineered panel, a durable lining solution manufactured from New Zealand plantation pine, as well as a planned addition of a 2800sqm rooftop solar array. Careful waste sorting and considered timber reuse were also incorporated throughout the build, supporting a development designed for long term performance, efficiency, and affordability. “We are very pleased with how it all looks.
