Specialising in luxury residential development and construction, AMR Developments combines hands-on project management with a commitment to quality at every stage of the build. “We are team driven, with a high level of attention to detail,” AMR Developments project manager Jono Webb says. “We project manage every aspect of a build to ensure we’re on time and on budget, exceeding the expectation of our clients.” That philosophy has been brought to life through Torea Park in Matakana, a boutique subdivision that has been more than three decades in the making. Developed in three stages over the past decade, the subdivision has progressed steadily, with one or two homes completed each year. After more than two decades in the building industry, Clint established Affordable Houses to tackle the growing gap between what people want to build and what they can realistically afford. Rather than chasing the lowest possible price, the company focuses on delivering quality homes that balance affordability, durability, and long- term value. “It is hard to make anything affordable these days, so I asked myself how we could do it,” Clint says. “It comes down to the products you use, how you design the home, where you place it on the site, and having the right people involved from the beginning.” Drawing on decades of experience building and pricing projects across Northland, Clint says he quickly recognised that many clients the market – 28 Torea Road. Designed by award-winning Dorrington Atcheson Architects, the single-level, north-facing residence blends contemporary architecture with warm natural materials and effortless indoor-outdoor living. Cedar cladding wraps the exterior before continuing inside to create a striking curved feature wall, leading into a sophisticated kitchen featuring bespoke oak cabinetry by Neil Taylor Cabinet Makers and spectacular natural stone finishes. The home delivers both luxury and functionality. Hidden doors seamlessly blend into the timber panelling, while a cleverly concealed scullery provides generous preparation and storage space. A dramatic raking ceiling rises to 3.8 metres above the living area, with floor-to-ceiling glazing opening onto landscaped outdoor entertaining spaces and a heated pool. Three generous bedrooms are complemented by a versatile multi-purpose room, while the master suite enjoys views across the private courtyard and pool. Oak flooring, bespoke joinery and carefully curated lighting further reinforce the home’s refined aesthetic. simply could not understand why building costs had risen so sharply. That prompted him to rethink every stage of the process, from design through to construction, looking for practical ways to reduce costs without compromising quality. Affordable Houses offers architect-designed plans ranging from compact homes through to larger family options, while also providing customised designs to suit individual clients, sections, and budgets. “We have refined those designs over the years because every client is different,” Clint says. “We adapt each house to suit the land and what the client actually needs. Keeping things affordable is not about building the same house every time. It is about making smart decisions.” The company works closely with top-quality Whangarei-based architectural practices and engineering companies to ensure every project is designed as efficiently as possible before construction begins. Clint believes good planning can save homeowners significant money by ensuring correct foundations and site works, and building a house that does suit the section.
