100 | BUILDING Aorangi Homes T T Kelly Deeks Three new homes in premier location Today about 65% of Aorangi Homes’ work is on its own projects A perfect development partnership between designer Pat Coll and builder Javas Wright is now bringing three new homes to one of Timaru’s premier locations, combining the convenience of inner city living with incredible views across Caroline Bay and the Port of Timaru to the mountains. Pat and Javas have previously worked together on multiple client’s projects as Draftline and Aorangi Homes, and have also completed a recent development of their own, with two out of three townhouses now sold. This project showed there was a good amount of demand from rural and semi-rural folk looking to downsize and live close to town for their retirement. A section on The Terrace provided a premier location and a prime opportunity for inner city living. “People are looking for a home that’s going to fit them right into their retirement,” Javas says. “They want a low maintenance property on a small section with a great view, and access to walking tracks. This location is excellent, it’s right in the centre of town and just across the road you’re on to the Bay.” The site is also quite close to the railway track and with this in mind, Pat and Javas have chosen to build from plaster over polystyrene block. “The polystyrene block is 50mm on both sides with 150mm of concrete in the middle. It gives us an R-value of about R7 in the walls, so that’s three times what a standard 6x2 wall would provide.” Glazing has been upgraded to Hush Glass, a laminated safety glass produced by bonding two sheets of glass together with a specially developed acoustic interlayer to dampen noise and provide enhanced sound insulation performance. The three homes comprise 240sqm across two levels, and each home has its own lift. They replace the 96-year-old home that was previously sitting on the site, and Javas says it was quite a landmark building for South Canterbury, a two-storey black and white house that really stood out on the street. “So we wanted to take a bit of our design from that house into what we were doing with our light and dark walls. We’re also using some bluestone veneer cut from the local Mt Horrible. We think these houses are also going to be landmarks of Timaru, so we wanted to use a bit of local product.” Javas says the building industry itself has been the challenge on this project, with the past two years being so challenging for everyone. Timeframes are pretty much obsolete, but along with that, today’s client is a lot more patient. Planning and workflow is difficult, so Javas feels lucky to have his own projects to work on. Javas took over Aorangi Homes from his dad Jeff in 2018, having worked there since 2001 and becoming co-owner in 2014. While Jeff had completed the odd house and land package, Javas has really pushed the development side of the business, and today about 65% of Aorangi Homes’ work is on its own projects.
