With a rich history spanning over four decades, the company has left an indelible mark on Nelson’s landscape, spearheading innovative projects that have redefined the region’s real estate market. As the company embarks on its latest ventures, including the Mt Hope subdivision in Mapua and a project at Golden Bay among others, it continues to uphold its legacy of excellence and innovation, says John. Founded in 2003 by John and Graeme, Projects & Ventures Ltd emerged from a shared passion for property development and a desire to push the boundaries of what was currently being offered in the region in terms of sections. With Graeme’s extensive experience in land development and real estate sales and John’s background in farming and as a survey technician and in real estate sales, the duo brought a unique blend of skills and vision to the table. Since its inception, the company has undertaken a large number of developments, ranging from residential subdivisions to largescale commercial projects, leaving an indelible mark on the region’s landscape. Central to Projects & Ventures’ modus operandi is its commitment to innovation to bring much needed sections to the local market. The company specialises in syndicated property ownership, purchasing land on behalf of syndicate members and managing the development process from inception to completion. By adopting a collaborative approach and leveraging their extensive network of industry contacts, John, Graeme, and their team have successfully navigated complex regulatory landscapes and brought numerous projects to fruition. One of the Graeme’s most notable achievements is facilitating the Lake Hood housing development in Ashburton where there is now a bustling subdivision set around a vibrant community hub complete with an international rowing course. This pioneering project exemplifies Projects & Ventures’ ability to blend environmental stewardship with economic viability, creating spaces that enhance both the natural environment and the quality of life for residents. In the Nelson region, Projects & Ventures has been instrumental in shaping the local real estate market through a series of strategic developments. From the bustling Richmond West development area, which boasts a mix of residential, light industrial, and business park zones, to the idyllic Solitaire Developments at Marsden Heights and Ngawhatu Valley, the company’s footprint is visible across the region. With on-going subdivisions in Pohara in Golden Bay, Wakefield, Mapua, Nelson and a housing complex in Greymouth, Projects & Ventures continues to explore new opportunities and push the boundaries of traditional development practices. The company’s commitment to excellence is reflected in its leadership team, which includes rising talent like Christian Le Gros. Christian is the company’s succession plan and has been involved in property development for over 10 years, coming from a planning background. This new energy has resulted in three new development projects in the last 18 months and there are more opportunities on the horizon, says John. With over 80 years of combined experience in real estate and property development, the team brings a wealth of knowledge and expertise to every project they undertake. Whether it’s navigating complex regulatory frameworks or identifying emerging market trends, Projects & Ventures’ leadership team is well equipped to steer the company towards continued success, says John. Looking ahead, Projects & Ventures is working on a number of new projects as Richmond West, which comprises well over 500 sections in total is in its last stages with all sections now sold. Its Harley Road Tasman subdivision has had its first stages completed and an application for resource consent has been put in to release an additional 50 sections. Construction of the 70 sections at the Atawhai Downs subdivision is not far away and Totara View and Bronte South subdivisions are progressing through consenting. The Mt Hope subdivision in Mapua has been 14 years in the making. Located on the hill adjoining Aranui Park it features elevated sections with stunning views of the surrounding landscape. The first stage is around 34 sections with ten sections in stage two. Sections of around 500 to over 800sqm will be released to the market shortly. Another major project underway is in Pohara, Golden Bay at Pohara. The first two stages have been built of the 70-lot subdivision and titles are imminent. Located on the terrace behind the beach with some sections having amazing views of Golden Bay,
