Encompassing a total area of 1900 square metres, the site had previously been occupied by three older homes owned by Chris Satherley and two other family members. Chris had lived in one of the houses for over twenty years, and had long believed the site was perfect for redevelopment. He says that when the Tasman District Council changed the Richmond housing rules in 2018 to allow two storey buildings up to seven metres high and encourage intensive development in parts of central Richmond, the time was right for the family to consider development options. “With that change, we thought that a medium density development with seven new and modern two storey houses would be a much better use of the land. It is a great spot, central location, close to amenities like schools, public transport, shopping centre, restaurants and cafes, with Washbourn Gardens just up the road.” Foot prints of the seven lots range from 200sqm up to 225sqm, with a one-way right of route running through the development, with its entrance on Oxford Street and exit on Queen Street. The ground floor of the townhouses range from 91sqm to 117sqm, with further bedroom, living space and decking on the upper level. “Nelson based architectural designer David Todd designed the townhouses, which are being built by Cunningham Construction Ltd,” says Chris. “Cunningham Construction is a family owned and operated Nelson business, and we have a really good relationship with one of their builders. We had looked over some of their completed projects, were very impressed with what we saw and very happy to engage them as our builders.” The development, which is being undertaken as a staged project, commenced two years ago with two townhouses now complete, and sold last month. A third town house will be completed in about three months, and will shortly be marketed. Chris says that depending on progress, two more townhouses will be marketed as pre-sales. “We have used top-end materials including cedar and James Hardie Stria which has distinctive grooved lines. They are top quality houses, beautifully designed, very functional, with excellent fittings and features, and topnotch appliances. Black features and roof will contrast against the cedar. “The first two houses have views of the western ranges, and the houses towards the back of the development have a small sea view. The ground floor includes internal single car garaging, lounge, kitchen/dining laundry and bedroom. The upper level includes two bedrooms, ensuite/walk-in robe, shower and a lounge.” Previously the long-time former owner of Richmond’s Sprig & Fern Tavern, Chris is a first-time property developer, and says the timing of the project was challenging, impacted by Covid and supply chain issues, along with the Nelson floods. He says the development also coincided with a decline in land and property prices while building costs increased during the same period. “That aside, we have been really pleased with how the build of the first two homes went given all the disruptions with Covid and the floods. The smaller of the two houses sold for a little over a $1 million, with the other $1.2 million. It is likely the next home will also be in the $1.2 million bracket. “With its central location and proximity to public transport and key amenities, the townhouses are likely to appeal to a diversity of buyers including professional couples, young families and retired people downsizing, or people looking to retire to the region.”
