BUILDING Clients are often the best advertisers of Trident Homes Southland’s work, with the commitment of their team creating a consistently high quality result and a seamless process. Hamish Broomfield, who owns the franchise with his wife Keri, says it is always rewarding when the clients are happy with the end result and provide great feedback. A perfect example is a home built for clients in the Invercargill bush suburb of Otatara, Hamish says. “They were stoked with their home and thanked us very much for what we had done. They were more than happy, which obviously is good to hear, especially if they are happy to recommend us to others.” The build was the result of the couple simply walking in to the office and initiating the process towards achieving what they wanted in a spacious, four bedroomed home that would be ideal for their family and for entertaining. The approximately 300m2 house is sited on a level 4000m2 section which the client had already purchased before discussing their brief. “Once we do a site plan, which is included in the original concept package, we are able to price the whole project. The concept plan also includes the floor plan and elevations which enables us to price the entire job before we start. That’s a big thing for our clients.” “It doesn’t matter what size a house is, people have got a budget and with our concept plans we get that done right from the start and keep it within our time frames and their budget.” Changes can be made at any stage during this concept process, whether to reduce the size or increase it. “It all comes down to what the client can afford.” The bespoke design of the Otatara house comprises of three gable ends, one of which has a bedroom wing with a bathroom and ensuite in the master and at the opposite end of the house a separate lounge, guest bedroom and a bathroom. The kitchen, dining, and living area are in the centre. It also features a ‘mud room’ for dirty footwear and wet weather gear which is adjacent to the large laundry. “The house was designed for the section and was situated where the clients wanted it and to enable good driveway access and for the septic tank system and water tanks [which are required for Otatara] to be situated at the back of the house. “The clients had a good idea of exactly what they wanted. We designed the house from the concept through to the working drawings for consent, after three or four changes to some aspects of the design.” For the exterior, the client chose to steer away from the popular option of incorporating cedar, instead deciding on light-toned brick and vertically grooved, low maintenance Stria panel which was painted Dulux Double Ohai, a green/grey colour, complemented by a contrasting Ironsand coloured steel roof and windows. Inside, the kitchen provides great functionality and a gorgeous contemporary design, while the window splashback brings in natural light along with stone and wood features making it a space everyone can enjoy. It also includes a well-equipped scullery to the side. Leading off the kitchen, the dining/living area has a vaulted ceiling with high cathedral windows to maximise the light and solar gain from the north, while the slider-stacker on this elevation will lead onto a yet-to-be-built deck, providing great indoor/outdoor flow. For the interior design, subtle green hues balances neutral tones and the warmth of timber cabinetry, and in the master bedroom ensuite, two sea blue/green basins add an immensely appealing touch of bolder colour. “In this case the colours and styling throughout the house came down to the client.
