McGeady Builders Ltd T T Russell Fredric BUILDING Building a house for another builder could be regarded as the ultimate test of trust and confidence on both sides. This is the position that Andrew McGeady of McGeady Builders found himself in when he was asked to build a new house in Company Bay on Dunedin’s Peninsula. The contract came as the result of a referral that related to one of Andrew’s team and because the builder was a sole operator the project was too large to tackle on his own. Andrew is a member of New Zealand Certified Builders (NZCB) and the design of the house was based on one of the organisation’s pre-certified plans but was customised to meet the client’s specific needs. This included altering the internal layout and enlarging the living area. The base plan had a footprint of 203 square metres but, with the alterations to the house and the addition of a garage, it was expanded to 270 square metres. Making alterations to the base plan was a simple process through a Tauranga architect connected to NZCB, Andrew says. “It was a really easy process. The architectural fees were really low compared to what you would expect for a one-off bespoke house.” Because of the steeply sloping site, the house was built on timber piles. “We had to create a building platform by building some pretty hefty retaining walls and then a cut-and-fill for a level platform.” The house footprint comprises a single, long section with a monopitch roof, but the spacious central living area with its higher stud extends out and leads on to a wide deck which is part of the home’s full length deck. The owners will no doubt enjoy endless hours taking in the captivating view of Otago Harbour and the ever changing light and weather. Cladding is horizontal Linea painted grey on the two bedroom ends while the living area is clad in vertical cedar. The sheltered main entrance is at the rear of the house where the driveway flows to the garage and workshop which is oriented 90 degrees to the main dwelling. Also clad in cedar, the covered entrance area looks warm and welcoming. Off the master bedroom which has an ensuite is a second lounge while the ensuite features striking red marmoleum on the floor as a hot accent to its otherwise white and neutral colour scheme. Reflecting the home’s location, colour is included tastefully elsewhere with sea bluegreen walls featuring in some rooms. The ergonomically practical U-shaped kitchen and island includes soft close, handle-less drawers and cupboards which in white and grey look unpretentious and functional while occupying a minimal footprint in this section of the house. The combination of the feature wall colours and timber veneer floor balanced by the remaining walls and ceilings in white creates light-filled, pleasant spaces to relax in. Heating and air conditioning is via a heat pump with the option of a log fire which, because of the high level of insulation, is largely optional. Overall, the home features many well considered details, both practical and aesthetic. Andrew says he and his team of four are very proud of the result. “We always strive for perfection; we are pretty close to achieving it on this home.
