It feels like there is a lot of internal migration with our listings getting a lot of enquiries from all over New Zealand.” REGIONAL DEVELOPMENT Christchurch’s real estate market has shown remarkable resilience in recent years and agent Jack Marshall from Harcourts Holmwood says the city is quietly outperforming much of the rest of the country. “REINZ stats show that the peak of Christchurch’s COVID market was February 2022 with a median sale price of $730,000,” says Jack. “There are many places in New Zealand such as Wellington (-15%) and Auckland (-20%) that are still far below their median sale price. “At the end of last year, on average, in Christchurch we are only three to four per cent below the peak of our market and have even recorded months at $730,000 (November) and $726,000 (December). “The prices have bounced back quicker in Christchurch. It feels like there is a lot of internal migration with our listings getting a lot of enquiries from all over New Zealand. “ It’s the perception of value here. There is a joke that if someone from Auckland was watching an auction in Christchurch, they’d think they were bidding on a garage compared with a house. Christchurch presents much better value for money,” he says. According to the latest REINZ data, the median sale price in St Albans has risen by approximately five per cent compared with the same period last year, and by around ten per cent in Edgeware. Jack himself lives in St Albans. “I’m sure there are suburbs people would say are more desirable, but you couldn’t pay me to leave here. I love it,” he says. So, I am hopeful for a more buoyant 2026.
