Photos: Wendy C Photography JTB Architects & Lark Developments T T Kim Newth DEVELOPMENT Rarely do opportunities come up in Christchurch to re-imagine a generous inner suburban property, so JTB Architects, in collaboration with Lark Developments, are proud to have transformed just such a property on Straven Road, Riccarton with two high-end, four-bedroom townhouses. Founded in Nelson in 1986, JTB Architects is an award-winning practice with studios in Auckland, Wellington, Nelson, Christchurch and Wanaka. Their 53-strong team is known for integrity, design excellence and flair across a range of projects from aged care to commercial fit-outs and high-end home design. JTB Architects works closely with developers throughout New Zealand. This is their first project with Lark Developments, but senior architect Ian Hopkins has previously worked with two of their directors, Aaron and Lana Leckenby, on other premium projects. Both are very experienced in the development sector, with an extensive combined skillset spanning project management, logistics and finance. Their fellow directors, Kristin Webster and Rewi Te Whatu, also have a strong development background. Rounding out the capable team on the Straven Rd project was builder Holmes Construction, whose team has previously worked with JTB on housing developments in Wellington. The location of these stunning new townhouses on one of Christchurch’s most prominent streets comes with innate advantages – for families through to older couples and retirees – being just a short stroll from Christchurch Boys’ High, as well as from Riccarton Bush and Pūtaringamotu Bush. The versatile layouts were developed with diverse market appeal in mind, (including those with reduced mobility, thanks to the inclusion of a provisional lift). Floor plans are identical, but considered positioning lends distinction, with each enjoying bespoke landscaped outdoor areas to the north and west. “It’s a design that really ticks a number of boxes and will appeal to a wide market,” says Ian, who notes that the layout is also very efficient when it comes to maximising interior space. “By having minimal hall space and centralised circulation, we were able to include generous room sizes throughout. As well, these townhouses have been planned to fit very nicely together on the site. There is a public-facing element, but they also feel very private.” The exterior style pays homage to Christchurch’s suburban vernacular with its gable-form roof facing the street and the lower floor clad in bricks. The upper floor features lightweight, low-maintenance profiled metal cladding. Inside, the main open-plan living space is impressive with its raking ceiling. Alongside is a more intimate lounge for rest and retreat. Both areas, oriented to the north-west, are naturally light and sunny. With a generous island and well-appointed scullery, the kitchen is ideal for everyday living and social entertaining. Just outside, through large sliders and stacker doors, is the deck and outdoor garden area. Downstairs is a guest bedroom – or alternative master suite – with walk-in wardrobe and fully tiled ensuite. Upstairs is the luxurious main suite with two further double bedrooms, a family bathroom and a dedicated study. Ian says the biggest reward is hearing all the positive feedback and comments.
