The West Fitzroy: a city icon, transformed Hanham & Philp Contractors are proud of their contribution to the refurbishment and strengthening of the West Fitzroy Apartment Building in the heart of Christchurch. Now open again following the 12-month long upgrade, the West Fitzroy is looking stunning with visitors to the city quick to appreciate the high spec transformation of this iconic building. This has been a very special project for Hanham & Philp Contractors, which constructed the original seven-storey apartment building in 1995. It has long stood out as a landmark building on Armagh Street. Following the Christchurch earthquakes, an insurance settlement was negotiated to strengthen and refurbish the West Fitzroy. Hanham & Philp were engaged by the Body Corporate under a negotiated form of contract with full open-book disclosure and vetting by professional QS irm Rawlinsons. Extensive value engineering ensured the project remained within budget. “Having built the West Fitzroy originally, we really did feel a sense of duty towards this building and so had been pursuing the project for a long time as we wanted to make sure the upgrade and refurbishment was done well,” says Hanham & Philp Director John Parish. “It is a beautiful architectural building that was due for a bit of attention - we’re very proud of the end result.” Structural engineers Engenium was the project’s head consultant with interior design by award winning Christchurch designer Ingrid Geldof, who also assisted with exterior speci ications. Following the initial re-levelling phase, completed by Mainmark in early 2020, Hanham & Philp Contractors then commenced the main project construction initially working around enabling work for seismic strengthening. Hanham & Philp’s team, supported by select subcontractors, completed the refurbishment of all 70 apartments. “They have been redecorated with new loor coverings, new paint and complete new kitchens and bathrooms, with ire alarm systems also upgraded throughout the building,” says Rhys Thompson, Hanham & Philp Contractors’ QS on site for this project. A challenge for the team was making sure work was well-coordinated throughout the seven storey building. “We actually did two loors at a time,” Rhys explains. “Level seven was the most complex as it had signi icant amounts of structural steel strengthening throughout the roof structure and the roof was re-laid as well, but progress became easier as work progressed to the lower levels.” Rhys says the standard of interior design is very high, with a timeless look and feel achieved.
