If you’re not a visitor or owner, you will not be able to enter the residential or visitor accommodation areas. That’s where we’re positioning the Resort in the market; protecting the experience of our owners and guests, as well as the resort’s security. We’re just completing the main entrance off Highway 6. It’s a major entrance way, with 1.5 kilometres of internal roading linking the entrance to the first stage of residential properties. We’ve moved hundreds of thousands of square metres of soil to create mounding all along the highway to provide visual separation and as a sound buffer. We’re purchasing a thousand olive trees that will be planted along the mounding and landscaping between the motorway and the residential and visitor areas.” The Resort’s first development stage was the Reserve, a residential development embracing 33 north facing sections overlooking the 9-hole golf course. Sections range from 1500 to 2000 square metres, with a 900 square metre building platform. “We’ve sold twenty-one of those sections already, but I’m just slow releasing them,” says Greg. “The next stage, which I hope to start next year, will be The Rockery, and will have sections ranging from 1200 – 1500 square metres.” Eventually Greg hopes there will be three, potentially four, residential enclaves of between thirty and fifty homes, all enjoying views of the vineyards or some other magical view of the area. Complementing the freehold residential sections is The Vines. Classified as visitor accommodation, The Vines consists of 98 freehold units — a mix of two-bedroom fully furnished fourplex units, and a fully furnished two-storey product, ranging from two to three bedrooms. “The idea of The Vines is to provide a mix of owner/occupier accommodation for up to six months, and then provide that accommodation as a rental for the balance of the year, enabling the owner to earn some income. If the owner chooses not to put it back into the rental pool, it can be used by friends and family of the owner during this time.” It’s likely there will be a couple of accommodation areas like The Vines eventually, providing up to 200 freehold units. Centrally placed within The Vines community, The Pavilion area has swimming pool, spa, tennis courts, basketball court and a gymnasium, for the exclusive use of the residents and visitors. Accessed by underpass from the residential area, the yet to be constructed Vintners Village, will encompass 20,000 metres of the Resort and become the central and commercial hub for the resort and wider community. This will be a gathering point where owners, guests of the resort, tourists, and locals can enjoy the facilities and amenities of the Village. The village will include café’s, artisan shops, and bespoke outlets, spa and gymnasium Developers vision - page 34 facility, as well as a conference and incentive centre for 100 people, which Greg says will tie in with a future stage of visitor accommodation. Directly behind the Vintners Village will be the entertainment zone where the much-loved Gibbston Valley Winery Summer Concerts will be held, and where Greg would like to see the Gibbston Valley Wine & Food Festival reintroduced. “There will be a calendar of events during the year for our owners and guests to enjoy. This will include a concert series that runs through the year, the Gibbston Valley Wine & Food Festival, and other events such as a polo tournament or cycling event. Gibbston Cycle Trail also runs alongside the resort. “That trail links Queenstown, Arrowtown, and in the future Wanaka all the way down through Central Otago. So, it’s all about the experiences that are unique to this location. And that is what tourism is all about now. It’s about experiences, and that’s what we’re trying to do, aimed at what Central Otago, and Gibbston in particular, has to offer.” Greg makes the trip to the United States every year, visiting resorts in various locations including Napa in California and says there is no resort where people can experience a working winery, local food and all the amenities offered by the Gibbston Valley Resort. “Our residents can avail themselves of everything we have to offer here — be that the wine and good food, the cycle trails, the golf, the artisan shops or just roaming the countryside. “We have a point of difference to anywhere in the world and we happen to be located in New Zealand.
