The roof structure of the north end of the heritage building was encapsulated in a massive shrink-wrapped temporary roof system, which allowed work to be completed in all weather, while safely containing asbestos found on a membrane covering the lead gutters. The first stage of maintenance and repair work included removal of the roof, replacement of timber and damaged tiles, lead work and stonework repairs and repainting. “The challenge was to preserve the existing materials where possible, especially the Marseilles roof tiles.” Other work included laying new gutter falls and lead linings, and cleaning up existing cast iron spouting and downpipes. The project was a great opportunity for some of the team to do specialised heritage restoration work, Jason says. “There’s only a certain amount of people in the country that can do that work, but we are really fortunate to have a team of three or four staff that are willing to come here and do that. It’s really specialised.” A landmark project currently in progress is the construction of Otago Polytechnic’s $31.7 million three-storey Trades Training Centre. The economic impact of the project is significant, employing around 200 tradespeople as well as construction managers and consultants sourced locally and nationally. A feature of the building is that the main structure comprises cross-laminated timber (CLT). When completed, it will be the tallest, and by volume, the largest CLT building in New Zealand. Covering a footprint of 1700 square metres over two wings, it is a first for Naylor Love to be constructing a multi-level building with timber as its main structure.
