62 | DEVELOPMENT Next Level Developments: Strowan Fields T T Kelly Deeks Something for everyone at Strowan Strowan Fields in Ashburton will add 500 new homes to the thriving Mid Canterbury town. Canterbury’s Next Level Developments, in partnership with Paul Cunneen, is bringing a new and significantly sized residential development to Ashburton, with Strowan Fields on the town boundary adding 500 new homes to help the thriving town to continue to grow into the future. Strowan Fields is being built upon the perfect site for residential development, 86ha of premium land just 60 minutes from Christchurch International Airport and within walking distance of every amenity in Ashburton town centre. Previously an arable farm, this site offers solid ground, stunning surroundings, and views stretching all the way to the Southern Alps. Strowan Fields is being created with beautiful streetscapes and plenty of green spaces including a large central reserve which spans the length of the community. With manageable parcels of land and affordable pricing, Strowan Fields has something to offer for everyone from first home buyers to large families to retirees. Next Level Developments director Shane Kennedy says Strowan Fields will be one of the largest residential developments in and around Ashburton. “Ashburton is a thriving community that needs this type of development to help it grow,” he says. “The retail and commercial side of Ashburton is thriving with a lot of new business going on in town. Currently the commercial development on the outskirts of Ashburton indicates that there are jobs there, and a quiet lifestyle, and that is what a lot of people are looking for.” The recent regeneration of Ashburton’s town centre was one of the things Next Level Developments considered when it first looked at this lovely block, close to the Ashburton River and an array of outdoor activities in all directions. “The amount of new business and investment into the town centre is what brings people into the town. That was a really big driver for us.” As development at Strowan Fields has progressed, Next Level Developments has found buyers are driven by price, and although in a large town like Ashburton buyers would typically be thought to want large sections, it was the smaller sections in the first couple of stages which were the first to sell. Shane says people don’t want to be spending all weekend mowing and weeding their gardens, but the key thing is price. “So we are providing something for every part of the market. We have some 800sqm sections which have sold, but the builders are predominantly looking for 400sqm. It’s an interesting outcome but we have certainly found in all our developments the drive has been for smaller not bigger sections.” Next Level Developments has been responsible for some of Canterbury’s most successful developments in recent years, including Flemington, Verdeco Park, Caulfield Mews, and Clearwater Springs, all of which have now sold out. Shane says a development of this size in a place like Ashburton creates a community, and Next Level Developments found this to be true particularly with Flemington in Lincoln, which has since grown to another level again. He says the big driver for Next Level Developments in this current market it getting people into their first homes, and these opportunities have been so hard to provide over the past few years. “We were all young once and we know how hard it is, and how much harder it has become as costs increase. In many cases too hard. But we’ve seen so many first home buyers in the first few stages of Strowan Fields and it’s something we’re very proud to be able to help them to achieve.” “ The amount of new business and investment into the town centre is what brings people into the town. That was a really big driver for us.” Shane Kennedy
