With its own direct labour force, plant and machinery, a number of subtrades within its portfolio, and many long-standing client relationships, the top of the South’s largest building brand Scott Construction has everything it needs to complete its own developments and design builds for others. “But we’re still in the tender market making sure locals are represented, so clients aren’t forced to use builders from outside the region,” says Scott Construction Marlborough managing director and Marlborough Master Builders President John Tovey. “Time and again we’ve seen out of town builders coming here when things get busy, working for next to nothing to be able to say they are based here, using the cheapest subs in town, and then scarpering as soon as something more attractive comes up in their hometown. It can be a nightmare for the clients especially trying to get them back to attend to defects.” He says clients shouldn’t underestimate the benefits and peace of mind that locally owned and operated well established building contractors provide. Scott Construction Marlborough is now working for one of its long-term clients on the new Summerset Blenheim retirement village. This project comes off the back of working full time for Summerset for more than 10 years in Nelson, building Summerset in the Sun at Stoke and before that was finished, starting Summerset Richmond Ranges which is still under construction. Starting on the 6ha site at Springlands in late January, 19 units are already under construction out of an eventual total of about 150 homes for Summerset Blenheim. Scott Construction has been working with Summerset since before Summerset became a publicly listed company and brings all of that experience as well as its good relationships with local suppliers and subcontractors to help the overall project delivery. Summerset Blenheim provides a good experience opportunity for a number of apprentices Scott Construction Marlborough has put on the job. This residential project includes similar health and safety, programming, and budget requirements to a large-scale commercial job so it makes great sense to have the top of the South’s biggest construction company on the job. “We can handle this and a number of other projects simultaneously,” John says. Like the new architecturally designed two-storey office and workshop development for Boyd Wilson Electrical in Blenheim. A challenging build due to its proximity to the boundary on a right-of-way, this project has required a significant planning phase to enable the installation of full height precast panels and a suspended first floor, before dropping down to construct the ground floor. Scott Construction Marlborough is the only local contractor to have built two 5 Green Star designed buildings, both for the wine industry, and is continuing this year with more trailblazing viticulture work. The firm has recently been selected through the Early Contractor Involvement (ECI) process to build the new Experimental Future Vineyard for Marlborough Research Centre and Plant and Food Research. “We’ve been selected based on our attributes and we are now working through the consent process with a view to start building in August. This project is another great example of what we bring to the table with ECI, and another example of why clients should consider ECI rather than traditional tendering method and the wasted time and effort that creates for the unsuccessful builders. ECI allows better budgetary control throughout the job, we can value engineer with the designers and by the time the building consent comes through, we will be ready to start onsite within days.” With a point of difference over some local competitors, Scott Construction Marlborough has the experienced quantity surveying and project management capacity to be able to work at the front end of projects like this which require a lot more contractor involvement well before the design is finalised.
