| 3 REGIONAL DEVELOPMENT Doppelmayr NZ T T Richard Loader Chairlift upgrade at Remarkables Doppelmayr New Zealand has just completed the replacement and upgrade of the ski operator’s Shadow Basin Chairlift at the Remarkables’ ski field in Queenstown. Doppelmayr Group is the world leader in cable-propelled transport systems and, partnering with NZSki, Doppelmayr New Zealand has just completed the replacement and upgrade of the ski operator’s Shadow Basin Chairlift at the Remarkables’ ski field in Queenstown. The brand new six-seater D-Line chairlift system replaces the old fixed-grip four seater chairlift providing a faster and more comfortable riding experience for the skiers access the slopes. “The original chairlift had been in operation since the ski area first opened,” says Doppelmayr New Zealand CEO Garreth Hayman. “The new chairlift is all about giving the customers riding the lift the best experience we could create. Travel time on the new chairlift will reduce by more than half, from over eight minutes to less than four minutes. With detachable chairs and padded seats, it will also be easier and much more comfortable to ride. Six people will be able to sit on each chair, compared to the existing fixed-grip four-seater, increasing lift capacity from 1,500 riders to 2,400 riders per hour.” Gareth says the opportunity was taken to adjust the alignment to improve access to some skiable terrain that was previously only accessible by hikers. “The new higher chairlift alignment increases lift-accessible terrain in Shadow Basin by forty-seven hectares, which is nearly fifty percent more than the existing chairlift.” After decommissioning the old chairlift, and removing the old station towers and foundations, construction commenced on the new foundations, before moving onto the mechanical installation, and delivering a complete turnkey solution. “Eleven towers were installed by Black Hawke helicopter along the 928 metres of cable. There are forty-seven six-seater chairs, constantly rotating up and down the slope. A key features of the D-Line chairlift is that the chair slows down as it enters the station to make it easier for customers to get on and off, then accelerates out of the station.” Costing $23 million, including some ancillary work, the project commenced in October last year and was completed early June 2024, with its official opening scheduled for Matariki weekend. “We had a very short construction window from the time the ski area closed and reopened for the next winter. There was no opportunity for delays, the project had to be ready for the next winter season, which it was.” Representing the Doppelmayr Group based in Austria, Doppelmayr New Zealand was established in 1975 primarily to support the winter sports and tourism industries. While Doppelmayr New Zealand is based in Christchurch, it has people nationwide from Auckland to Queenstown with the agility to support nationwide solutions. Doppelmayr provides a complete turnkey solution from design, fabrication, supply, and installation of all its products from the t-bars, chairlifts, and gondolas through to cable cars and material handling equipment including the wire ropes. “That’s everything you see above ground, and everything you don’t see under the ground,” says Garreth. “Our enduring focus is to provide New Zealand with world-class service that complements Doppelmayr’s world-class products. “Our specialist mechanical and electrical team on the ground in New Zealand are where we add real value — our focus is on finding and maintaining good people and continuing to provide learning and development opportunities so we can continue to do things innovatively and differently.” Other Iconic projects in New Zealand include Queenstown’s brand-new gondola for Skyline Enterprises, and the Wellington Cable Car. www.southernland.co.nz Proudly supporting Doppelmayr NZ Proud to be associated with Doppelmayr NZ For design & supply contact: CROMWELL Email: office@unitedscaffolding.co.nz | Phone: 0800 27 22 33 | www.aplkwikform.co.nz Email: info@earthworksqueenstown.co.nz

4 | REGIONAL DEVELOPMENT Calder Stewart Milton - Hillside Workshops T T Richard Loader A new dawn for Hillside Workshops The $105 million major reconstruction project to facilitate the work is entirely Government funded. T T to page 6 The team at Calder Stewart are in the closing stages of a redevelopment project that breathes new life into KiwiRail’s historic Hillside Workshops in the heart of South Dunedin. With a history dating back to 1875, the substantial site has an important place in New Zealand’s rail heritage, and at its peak back in the day when every component for a locomotive and rail wagon was built by scratch on a blacksmiths forge, well over 1000 people were gainfully employed there. That all came to a stop when the Government of the day decided to procure the trains and rail wagons ready-made from overseas. The site went from a busy hub and major employer, to operating at a skeletal level and falling by the wayside. Hillside was brought back from the brink when the decision was made to procure the rail wagon components from overseas and bring them back to the Hillside workshops where a local team off craftsman will undertake assembly of 1500 new wagons over three years to upgrade KiwiRail’s national fleet, as well service and maintain the fleet. The $105 million major reconstruction project to facilitate the work is entirely Government funded. Christchurch based civil construction and demolition company Taggart was engaged by KiwiRail to carry out the necessary demolition work including the removal of 24 buildings that had reached the end of their useful life, which they completed in late 2023, www.interiorconstruction.co.nz Steel Stud Walls and Partitions Aluminium Partitions Suspended Ceiling Gib Install Construction Management Seismic Bracing Plastering Insulation ICON provides all the trades and experience you need to complete your interior fit-out project in a single contractor. 022 470 2485 For any inquiries, questions or commendations, please call One team for all interior construction solutions Proud to supply Plant and Equipment for the Hillside Workshops • Gantry Crane Manufacture & Servicing • Pressure Vessels • Mechanical Engineering • Plant Maintenance & Installations • Steel Fabrication • Machining

With headquarters, a warehouse, and a display room based in Nelson where it all began, the company now has a branch, warehouse, and installation team in Auckland, giving it nationwide reach for its clients. “Our core sectors are automotive, commercial, and agriculture, which includes car, truck, and tractor dealerships and service centres,” says Sales and Technical Manager Rhys Smith. GETTING ITRIGHT FIRSTTIME “We are thorough in what we do, and we are innovative, always trying to find new solutions and new ways of doing things that are faster and more efficient. It is that whole ‘customer-first’ mindset — we work for the customer.” Richard Loader “We provide oil, greasing, and air equipment, which includes oil tanks, oil pumps, air reels, and oil reels. We also provide fluid management systems where an operator can digitally track the dispense of oil. Our services include full design and installation of a complete system for the client. Typically, a client will come to us with a need, and we will go through a full requirements analysis with them and then propose and design a solution, supply the equipment, and arrange installation.” Getting it right the first time and proposing a bespoke solution that meets their customers’ specific needs is about asking the right questions from the start, says Rhys. “We always ask investigative questions to discover what the client is wanting to achieve, so that we can put forward a proposal and a solution to meet those needs, which are typically around efficiency. That was very much the case with KiwiRail’s Hillside workshop in Dunedin.” Advance Fluid Control had already supported KiwiRail with a similar project at its Waltham Street facility, and after successfully completing that, were asked to replicate the work at Hillside. “We were given specific flow rates that we had to achieve, and from that, we had to install bigger pumps, bigger piping, and bigger reels — everything was on a much larger scale than what it would be in a typical automotive workshop. Our own project management team went in to manage the on-site installation of the tanks, pumps, reels, and dispense points.” The drive to get things right the first time has been key to Advance Fluid Control’s growth and reputation, says Rhys.

6 | New life for Hillside The new 1550sqm mechanical building will be used for the domestic assembly of new wagons, along with the maintenance, repair and overhaul of locomotives and wagons. T T from page 4 REGIONAL DEVELOPMENT Calder Stewart Milton - Hillside Workshops More than 90% of the demolished material was recycled including 30 tonnes of native timber, 2965 tonnes of metal and 8280 tonnes of concrete. All concrete structures were demolished, broken up and crushed, and used in the new formation build-up of the rail yard. Taggart was also contracted to build the new railyards. As Taggart was undertaking its demolition work throughout 2023, Calder Stewart worked concurrently with civil and construction work. Calder Stewart’s contract was for the construction of a new mechanical building, a new staff facility, and other ancillary buildings, infrastructure and landscaping. “The new 1550sqm (550metres wide x 98metres long) mechanical building will be used for the domestic assembly of new wagons, along with the maintenance, repair and overhaul of locomotives and wagons, to support KiwiRail’s mainland operations,” says Richard Johnson, Calder Stewart’s Otago Regional Manager. “The building has a 10 metre stud to allow for 25-tonne gantry cranes and 2-tonne pillar cranes. Pits enable the undercarriage of rail wagons and locomotives to be worked on.” Locomotives and rail wagons roll onto a 130 tonne traverser within the mechanical workshop, which traverses the building horizontally and delivers them to one of the twelve different work bays for servicing or assembly. Attached to the mechanical workshop is the new 1560sqm office block that brings together KiwiRail’s network and mechanical engineers who were based in Strathallan and Cumberland Street sites. To the south of the mechanical building a large heavy-duty paved area provides a dedicated receivables space for wagon chassis to be stacked upon arrival at site. “We’re currently building a 900sqm networks building, which will house all the rail maintenance crews who look after the rail network in the lower South Island. That building is ninety percent complete and will be completed in the next three months.” Saved from demolition was the oldest building at Hillside; a beautiful hardwood building known as the machine shop. Calder Stewart were able to reinforce the building to meet seismic and safety standards, and the building has now been repurposed for inventory storage. There is also a heritage protected building on site. 8 | REGIONAL DEVELOPMENT Calder Stewart Milton - Hillside Workshops Taking on the challenges Calder Stewart specialises in large scale commercial and industrial buildings like KiwiRail’s Hillside redevelopment. T T from page 6 Calder Stewart has undertaken extensive landscaping, to provide a more appealing frontage on Hillside Road. Reflecting on the challenges involved in the project as its draws to a close, Richard says the poor ground conditions and ground contamination were issues that had to be addressed before construction could commence. “KiwiRail had presented a build ready design at tendering stage. The poor ground conditions in the area are well known. “In collaboration with structural/consulting engineers Engenium we were able to suggest an alternative piling and structural solution, within the existing design of the building envelope, effectively delivering KiwiRail with significant cost savings. “The ground is also heavily contaminated with asbestos and heavy metal contamination following decades of industrial activity. We engaged a decontamination specialists to work with us concurrently to remove that contamination and reinstate it with clean material. About 7000 tonnes of contaminated material was carted away.” With its own esteemed history spanning almost seventy years, born in Milton and still family owned, Calder Stewart specialises in large scale commercial and industrial buildings like KiwiRail’s Hillside redevelopment. “We have our own in-house design capability, along with inhouse manufacturing capability. So we were able to manufacture all the structural steel for this project in our Milton factory. Complementing that, we were able to build all the pre-cast panels off site at our own large pre-cast factory in Christchurch. We also have our own inhouse design capability, and substantial resource capability. We’ve done 750 inductions on site and have employed 74 different subcontracting firms. Most of those subcontractors are Otago based, with some specialty trades from further afield. A key part of our project philosophy was to keep the money local and recycling through our local economy.” With its rich history spanning two world wars, the names of Hillside workers killed during those conflicts were recorded on a Roll of Honour located near the old Manager’s Building on Hillside Road. “The war memorial has been preserved and now takes pride of place at the front of the new office,” says Richard. “The team has been very proud of this whole project and the part they have played in ensuring the legacy of Hillside Workshops continues. That is very satisfying.” Calder Stewart hasffices in Auckland, Hamilton, Christchurch, Ashburton, Milton (Head Office) and Invercargill. | 9 “We’re the South Island’s only airport with a runway that can welcome widebody aircraft. That means the vast majority of airfreight arrives into and flies out of the South Island via Christchurch Airport.” The project involves expanding the freight apron within Dakota Park and will see construction of around 30,000m2 of aircraft apron and 15,000sqm of adjacent taxiway. Freight extension meets future needs T TKaren Phelps The new freight apron expansion project at Christchurch Airport is an example of the business delivering on its 2040 Master Plan - to ensure it grows to meet the future needs of the city, region, South Island and Aotearoa New Zealand, says Christchurch Airport General Manager of Property John O’Dea. The project involves expanding the freight apron within Dakota Park, the airport’s 80-hectare freight and logistics precinct. “Aircraft fly in and taxi to the freight apron where goods are unloaded (some tenants have direct access to the airfield) and then transported where they need to go,” explains John. “It’s a super-efficient system, as Dakota Park has direct access to State Highway 1.” The project will see construction of around 30,000m2 of aircraft apron and 15,000m2 of adjacent taxiway. “This will triple the size of the apron to have room for up to eight aircraft compared with the existing apron’s room for three. Once completed, the dedicated freight apron will be the largest and most efficient in New Zealand. “We’re the South Island’s only airport with a runway that can welcome widebody aircraft. That means the vast majority of airfreight arrives into and flies out of the South Island via Christchurch Airport. “There’s been huge growth in airfreight demand due to e-commerce (online shopping) and businesses micro-exporting. “Consistent growth is expected to continue for the next ten years. Expanding the freight precinct means we will more than cater for that growth.” The precinct has been designed so it can cater for the new generations of low emission aircraft the airport expects to welcome in the future. The project will drive efficiency and improve sustainability across the transport network, by creating more opportunities to fly goods directly in and out of the South Island, instead of transporting them over land to and from Auckland, says John. But overall, it aligns with one of the airport’s missions – to fuel economic prosperity in the South Island for future generations. He says the project is a great example of how its teams collaborate to get important projects over the line, with the airport’s property and aero teams working together on the project for more than two years. The project is nearing the end of detailed design and in early July commence a procurement process is likely to begin to select a civil contractor to undertake this work. He says that despite the complexity of the project, there have been no major issues to date but the team is aware projects of this scale always face challenges. “We expect there will be some and are putting together a detailed project management plan so we’re prepared. Those challenges might include weather disruptions, working on a live airfield, connecting to the existing freight apron, and ensuring current operators can operate as normal while we construct around them.” The project is earmarked for completion by the end of 2025 and will be good news for consumers. John says the airport will be able to meet the South Island’s airfreight needs for future generations, which fuels economic prosperity and ensures South Islanders can have vital goods quickly. “By ensuring airport infrastructure is designed for new generations of low emission aircraft expected to flying there in the future, we’re showing kaitikaitanga too. “It’s also designed to drive revenue growth for Christchurch Airport through handling additional freight and attracting new businesses to locate themselves on the airport campus, which is good for the city.” Christchurch Airport: Freight Apron Expansion REGIONAL DEVELOPMENT • Structural Engineering • Architectural Design • Civil Engineering • Industrial and Commercial BuildingDesign Specialists www.engenium.co.nz | +64 3 366 0434 Proud to support Christchurch International Airport

10 | Talk to us today, the feature profile experts Phone: 03 983 5500 waterfordpress.co.nz PROFILE YOUR PROJECT... New facility a showcase of innovation T T Richard Loader Stack-iT REGIONAL DEVELOPMENT Innovation, smart engineering and design, are key factors that have positioned storage solutions specialist Stack-iT at the forefront, and the company’s new premises will be a showcase of what it can deliver to its customers. Located in Christchurch’s Belfast Business Park, the new purpose-built facility was fully operational in March. Featuring Stack-iT’s Integrated Racking Structure (IRS) system, the new building incorporates 800sqm of high stud warehouse, surrounded on two sides with a massive 700qsm canopy, allowing for trucks to drive right around the building under cover. Two levels of offices encompassing 180m2 complete the package. “We believe there is always a better way to do something, and this new building will be a showcase of innovation, smart engineering and design,” says the company’s founder and General Manager Quintin Bruce. “The key difference with this building is the IRS, a system that we have developed to increase construction efficiency, combined with increased efficiency in space utilisation once built.” Traditionally, clients engage a building company to design-and-build a shed and once finished engage a racking company to install another rack structure within the shed. “With IRS, you get the whole solution in one package,” explains Quintin. “The racking is engineered into the structure of the building, providing significant savings in steel and space. For example, with a traditional portal building the portals often intrude 400mm-500mm into the warehouse space and then racking engineers specify a structure clearance of 300mm inside that. In practice you can lose up to ten percent of warehouse space due to the double structure. With IRS, because the racking forms part of the structure there is no wastage of space.” Other key advantages include the requirement of only one building consent across the whole project. Once the building is signed off the building becomes a certified storage system ready to use. IRS is also a very simple modular system with a very fast build time, particularly with a mono-pitch canopy or shelter, typically used in drive through timber yards. “We already have numerous clients right across the country who are very keen to come and have a look around this great new facility as a working model so they can appreciate the benefits available in their own businesses. “The new facility will give us an opportunity to showcase those benefits first hand, and we’re really encouraging our clients to come in and walk around.” Family owned and operated, Stack-iT was established in 2011 and has grown steadily to become nationally recognised as a leading supplier of innovative storage solutions, and the only provider of the IRS system. Stack-iT’s product range covers everything from plastic storage bins and retail shelving units through to moulding racks, workbenches, pallet racking and very heavy duty cantilever yard racking, with orders consistently delivered to businesses all over New Zealand. IRS is the jewel in the company’s crown. “The IRS system is a classic example of how Stack-iT has taken traditional thinking and developed a more efficient and cost effective solution through innovative engineering design, and smart methodology in the way we install. We appreciate our busy clients are always looking for a business advantage and Stack-iT can provide that with the IRS system. We can take our clients pain points and provide a solution that deals with the pain and hassle all in one go, our customers trust us to deliver a turn key solution from design right through to certification.” Stack-iT has a strong presence in the building supplies sector, as well as aluminium, steel and plastic distributors and fabricators. “We’re really selling organisation to large and small businesses, whether it is a full IRS system, or a workbench. We have a reputation in the market that we will do a very good job, and come up with the best solution at a fair price. Building customer relationships, repeat business and referrals have also been key to our success.”
