Nothing is hidden, my rates, my costs, and my margins are totally transparent.” Phil says the alternative fixed price contract can pit client and builder against each other as the builder tries to work as quickly as possible then makes more profit whenever the client wants to make changes. “With open book we can work together. It’s all transparent and we’re all on the same page. It’s a more collaborative effort because we’re all putting our bit in and getting our bit back.” Every project and every client is different and so before the design and build process starts, and in order to effectively manage the client’s expectations, Phil says the first thing to determine is where they sit in the priority triangle of time, cost, and quality. “Some people want their house up in a week, some want the best price they can get, and others want top of the line quality. Again it goes back to relationships and figuring out who your client is. Just by sitting down and having a chat at the start of the process, we can find the sweet spot where the builder is happy and the client is happy.” Keeping the architect involved throughout the construction phase is also key to success, and the architect project managing the entire process brings even better results. Kingsbury Construction is currently working on two high-end projects with architect Stephanie Phillips and Phil is keeping in very close contact. One of the projects is a renovation and so the goal posts are constantly shifting. Stephanie and Phil touch base on every issue that arises and use their combined skills and knowledge to find the best solution together. Steph is the builder’s architect and I can’t speak highly enough of her,” Phil says. “She’s got everything you need from an architect without all the things you don’t need. Even our clients on this project are wonderful. “ They know what they want, they’re able to communicate it to me, and hopefully I’m able to deliver it. It’s one big collaboration, and everything is streamlined as much as it possibly can be in construction.” Kingsbury Construction has been building high-end homes and renovations for the past 10 years.
