Brent and Beth Lamb started The Build Effect in 2021, combining Brent’s 15 years of construction and management experience with Beth’s 15-year background in the property industry. With their combined knowledge and attention to detail, Brent and Beth take the tried and trusted techniques to the highest levels, creating homes with style, durability, and ease of living. The couple are keen developers who have redeveloped existing homes and built standalone spec homes before taking their first foray into multi-unit development. “That’s what we want to get into,” Brent says. “That’s our drive, whether it be multi-units or multiple houses on one site, and this is our first big step towards that.” Brent and Beth could be mistaken for brave with the current price of money and the flat real estate market, however they have complete confidence in their product. With Brent being the owner and the builder, and this The Build Effect’s flagship medium-density project, he is intent on delivering a superior product to the marketplace early in the new year. “We’ve built quite a few multi-units so we’ve got an idea of what works, and what people want.” On a small cul-de-sac off Brougham Street, just five minutes from Christchurch central and a short walk to public transport, this Goldsmith Place site offered the right price, the right timeframes, and the right location for a successful project. The Build Effect is replacing one house on this 600sqm site with five units in two blocks, and carparking in between. The units range from 80sqm to 85sqm, with Brent and Beth wanting to bring more space than the smaller units stuck on the market in Christchurch. With open plan kitchen, dining, and living below, and two bedrooms and two bathrooms on the top floor, these units have been thoughtfully designed by Kelly Rush of Krush Architecture to appeal to first-home buyers and investors who would likely have tenants needing their own space. With planning, feasibility, and consenting now complete and the project ready to build, Brent reckons the hard part is done. Part of planning and design saw the need for a couple of upgrades to allow these units to meet the sound criteria in their close proximity to State Highway 76. Build wrap was upgraded to Ecoply and mechanical ventilation specified for each unit, bringing residents fresh air throughout their homes without having to open the windows. Warmer, drier homes that cost less to heat (or cool) and offer healthier indoor air quality are increasingly favoured by Kiwi homeowners who recognise the benefits of the structural insulated panels (SIPs) construction method. Christchurch-based KnightBuilt Ltd is New Zealand’s licensed supplier of Kingspan TEK Building Systems, a certified and ideal component in passive home builds. KnightBuilt passionate team has achieved remarkable results in new homes nationwide. A recent Kingspan TEK Panel home in Amberley surpassed its airtightness indicators in its first post- build test. Darin Hammond, co-director and licensed building practitioner at KnightBuilt, noted that the three-bedroom family home utilised Kingspan TEK panels for walls and roof, with joints taped, structure wrapped, and triple-glazed windows installed. “Right off the bat, on the initial door blower test, it achieved a 0.47 rating,” says Darin. “To achieve passive house certification, you need a rating below 0.60, so we’re well below that with our standard installation product and technique.” Darin is a third of the owner directorship of KnightBuilt Ltd, established 10 years ago in partnership with Murray French and Ian HaySmith. With decades of building experience behind him, Darin oversees construction and has been a proponent of SIPs panel construction for residential and commercial purposes for a long time. Widely used throughout Europe and the UK for the past 30 years, the Kingspan TEK panel system is gaining popularity within New Zealand also says Darin, especially in Central Otago and Southern Lakes districts where thermal efficiency is a key requirement for most homeowners. “The TEK Panel is suitable anywhere though, as it is equally important to be thermally efficient in hot climates as well as cold climates. I’m passionate about building to better standards, and above the building code, that’s important to us as a company.” The Kingspan TEK Panels and its Codemark-certified construction process, replaces traditional timber stick framing and can be used for walls and roof. The structural insulated build panels are cut to design, prefabricated, and available in two thicknesses– 142mm thick with an insulation rating of R5.1 and 172mm thick with an insulation rating of R6.4.
