| 17 T T Alexia Anderson Supporting growth in Central Otago Over the past decade, Coterra has seen a surge in demand for residential, industrial, and rural developments. Central Otago: Coterra REGIONAL DEVELOPMENT Central Otago’s significant growth rate is being supported by Coterra as it works to ensure the integrity of land development across the district. Coterra, formerly C Hughes and Associates, is at the forefront of ongoing land transformation, contributing to the region’s development through planning, surveying, and engineering. Over the past decade, the organisation has seen a surge in demand for residential, industrial, and rural developments. Coterra is currently engaged in several projects within the district, notably through the Central Otago District Council (CODC) Plan Change 19 process. This initiative aims to streamline the rules/ zoning for residential subdivisions and development, enabling additional housing. Coterra director Campbell Hills said, as a result, they were now in the preliminary design and consenting phase for a few multi-lot subdivisions, including one in Pisa Moorings and another in north Cromwell. Further smaller residential subdivisions are also taking place in Cromwell, Clyde and Omakau, along with various rural and rural residential subdivisions throughout the district. The team at Coterra is currently working through construction supervision/surveys, land transfer surveys/plans and Council completion processes for a number of subdivisions so clients can obtain new titles. “In unison with these specific client projects, we are in regular discussions with Council staff to try and streamline processes and improve efficiencies for everyone involved in the Central Otago / Southern Lakes land development industry. This has included our recent submissions on the CODC Annual Plan.” Campbell said the residential sector had experienced the strongest growth across the district, which was driven by a high demand for housing. “As a company, we are well placed to support growth in the Central Otago residential/ housing sector, with staff who have extensive local knowledge and experience in the planning, surveying, and land development engineering fields. “We are keen and able to assist with land development projects from start to finish and guide our clients through these processes.” To support this growth, Coterra is keen to expand its team and welcomes anyone who has experience in the sector, or wants to explore a potential career in planning, surveying and/or land development engineering to get in touch. Steady growth across the region was driven by its proximity to Queenstown and Wanaka, with Cromwell now increasingly recognised as a desirable place to live and work. The region’s appeal as a permanent residence has grown, with retirees, young couples, and families moving in. Cromwell has also become an industrial hub, with recent zoning changes facilitating further development. Tourism, boosted by attractions like the Lake Dunstan Trail, has also prompted growth in the local commercial sector, including increased demand for visitor accommodation. Looking ahead, Campbell anticipates continued rapid growth, especially with recent and proposed CODC plan changes freeing up significant land for development. The next 12 months are set to be particularly busy for Coterra, with numerous projects moving into design and consenting phases and increased construction activity anticipated in 2025.
