Reflecting on the challenges involved in the project as its draws to a close, Richard says the poor ground conditions and ground contamination were issues that had to be addressed before construction could commence. “KiwiRail had presented a build ready design at tendering stage. The poor ground conditions in the area are well known. “In collaboration with structural/consulting engineers Engenium we were able to suggest an alternative piling and structural solution, within the existing design of the building envelope, effectively delivering KiwiRail with significant cost savings. “The ground is also heavily contaminated with asbestos and heavy metal contamination following decades of industrial activity. We engaged a decontamination specialists to work with us concurrently to remove that contamination and reinstate it with clean material. About 7000 tonnes of contaminated material was carted away.” With its own esteemed history spanning almost seventy years, born in Milton and still family owned, Calder Stewart specialises in large scale commercial and industrial buildings like KiwiRail’s Hillside redevelopment. “We have our own in-house design capability, along with inhouse manufacturing capability. So we were able to manufacture all the structural steel for this project in our Milton factory. Complementing that, we were able to build all the pre-cast panels off site at our own large pre-cast factory in Christchurch. We also have our own inhouse design capability, and substantial resource capability. We’ve done 750 inductions on site and have employed 74 different subcontracting firms. Most of those subcontractors are Otago based, with some specialty trades from further afield. A key part of our project philosophy was to keep the money local and recycling through our local economy.” With its rich history spanning two world wars, the names of Hillside workers killed during those conflicts were recorded on a Roll of Honour located near the old Manager’s Building on Hillside Road. “The war memorial has been preserved and now takes pride of place at the front of the new office,” says Richard. “The team has been very proud of this whole project and the part they have played in ensuring the legacy of Hillside Workshops continues.
