92 | Community spirit key at Silverstream Lime Developments T T Kim Newth DEVELOPMENT Nestled alongside the banks of the meandering Silverstream River is a vibrant and growing community with a rich history and a big heart. Silverstream Subdivision was consented as part of the earthquake recovery effort after the September 2010 earthquake that significantly damaged Kaiapoi. Twelve years after Stage 1 was officially opened, Silverstream has around 750 homes and is flourishing as a beautiful place to live, where all feel welcome. Harmoniously integrated into the Silverstream community is a thriving, borderless retirement village called The Sterling, Kaiapoi that offers a real sense of home, community and security. For developers Jack Lin and Fred Rahme, of Lime Developments, the goal was always to provide a truly welcoming and inviting place at Silverstream, with thoughtfully designed green spaces and meeting places included in the masterplan. Their family values are reflected in the team’s development approach and way of working, which rests on integrity and respect for others. Lime Developments’ vision to provide a place of belonging for everyone – including those whose homes were red-zoned after the Kaiapoi and Christchurch earthquakes – is now being fulfilled at Silverstream and The Sterling, Kaiapoi. Silverstream is well-positioned, with all the advantages of small-town living. The heart of Kaiapoi is just a two-minute drive away, with Christchurch CBD only 20 minutes down the road. For families, there are excellent educational opportunities for children of all ages in the subdivision and surrounding areas. The tranquil setting includes parks, walking and cycling tracks and a retail village with a café, pharmacy, medical centre, physiotherapist and podiatrist, Indian restaurant, hair and beauty salon, dentist, convenience store and weight management centre. Whether the need is for a dream home or an investment property, there are options to suit every lifestyle at Silverstream. There are currently seven sections available across Stages 9 (already titled) and 9a (section titles due in July 2024), plus 30 newly released sections in Stage 7 with titles due in October 2024. “Stage 7, with 30 additional sections, is creating more opportunities for local builders and new residents to become a part of Kaiapoi.” “We’re always proud to witness just how excited new residents are about moving to Silverstream,” says Guy Milburn, Chief Investment Officer of Lime Developments. “Stage 7, with 30 additional sections, is creating more opportunities for local builders and new residents to become a part of Kaiapoi.” The Sterling, Kaiapoi is changing the way New Zealanders spend their retirement years. By developing a borderless retirement village in the heart of Silverstream, Lime Developments has removed the barriers that lead to isolation. The village offers innovative, age-friendly design, flexible living options and all the security and convenience of an established community. As of June 2024, the village had welcomed just over 80 residents (52 villas), with a further 26 (13 more villas) set to move in around October 2024. Stages 4 and 5 are currently under construction. All 12 independent-living villas in Stage 4 are under contract. Another 10 are selling now in Stage 5 and are due for completion by early 2025. Current amenities at The Sterling include a temporary clubhouse, a pétanque court, a community garden, outdoor spaces with barbecue facilities and a children’s playground. “We’re looking forward to delivering a light and spacious community building to The Sterling village residents and, in keeping with our vision of creating a borderless village at the heart of Silverstream, the space will include a café that will be open to visitors and the public alike,” says Jack Lin, CEO and Director of Lime Developments. Earthworks have started for this welcoming community building, which is expected to be completed by December 2025. Along with the café, it will have a cinema, library, swimming pool and other exciting inclusions along with an array of outdoor amenities. Future care options at The Sterling will include hospital-level care rooms and memory care rooms to address the specialised needs of residents and ensure they can continue to lead independent and comfortable lives. “It stands for really, very good” We do property and business law – but not as you know it. At RVG there is no pomp, no ceremony, no grey areas. Just as we’ve mentioned, really, very good legal advice.” Christchurch: Level 2, The Ruby Black Building, 201 High Street | (03) 365 0223 Queenstown: Level 3, Mountaineer Building, 32 Rees Street | (03) 409 2006 0800 999 333 hello@do.nz www.do.nz Christchurch / Timaru Greymouth / Nelson Geotechnical Engineering / Civil Engineering Structural Engineering / Environmental Science Land Surveying / Resource Management Proud to be carboNZero certified PROUD TOWORK WITH LIME DEVELOPMENTS ON THE SILVERSTREAM SUBDIVISION AND THE STERLING LIFESTYLE VILLAGE TM Leading the way in custom joinery for over 25 years.
