PROPERTY Bayleys - Cromwell T T Kim Bowden A Cromwell local, Bayleys real estate agent Renee Harrold doesn’t just sell houses – she sells the place she calls home. With a deep affection for Central Otago’s lakes, mountains, and close-knit community, the up-and-coming real estate agent says one of the biggest perks of her job is introducing others to the region she loves. “I absolutely love Central,” she says. “So, for me, I love selling Central – not just a house, but everything around it too. When people come here from out of town, it’s exciting to be the person who gets to show them what it’s all about.” Now more than half a decade into a sales role with Bayleys, Renee got her start in real estate in a slightly roundabout way. After returning from seven years overseas, she took up an administration role with the Cromwell office. The fast-moving property world, and the people in it, soon caught her attention. “I saw the opportunities, and I realised I really liked working with people,” she says. “It’s not just about houses – it’s about understanding what someone’s looking for, and sometimes even helping them figure that out along the way.” These days, Renee focuses on residential and lifestyle listings, while other team members focus on commercial and rural properties, with horticulture and farming properties among the mix of listings locally. The full-service agency model offered by Bayleys means clients can tap into national networks and market reach, even from a small-town base. “Cromwell’s growing hugely – I think yearon-year growth is about 3.2% – and you’ve got everything from unit-title developments in Wooing Tree, to family homes in established parts of town, to lifestyle blocks just outside it,” she says. “Sometimes, buyers come thinking they want a home in town and end up falling in love with a couple of hectares a little further out – having a range of options to show them makes all the difference.” With huge commercial growth in Cromwell, including several new industrial subdivisions, the town’s economic expansion is another trend to watch. The winter lull, Renee admits, presents a challenge – not in demand, but in supply. “There’s definitely a shortage of stock right now. People tend to think it’s not the right time to list but, actually, winter can be a great time – there’s less competition, and buyers are still looking.” Through it all, Renee and the team at the Bayleys office are keen to stay connected to the community. “Cromwell’s a small town, so strong relationships matter,” she says. “Whether it’s donating to a local sports team, or just being involved in what’s going on, we want to be part of it.” As for what’s next, Renee expects spring and summer to bring a flurry of activity, with plenty more chances to share her slice of Central Otago with newcomers looking to call the region home, or help residents ready to take their next step up the property ladder. “I think it’s going to be really, really busy, because there are a lot of people holding off.” Renee Harrold Stand out.
