COMMUNITY Kaikorai Valley College: Naylor Love Kaikorai College is undertaking a major redevelopment project to replace its ageing infrastructure – creating a modern, weatherproof learning environment for future generations. What began as a straightforward, 10-year property maintenance project to repair ageing membrane roofs has evolved into a major four-stage redevelopment that will bring key parts of the Dunedin-based school up to modern Ministry of Education (MoE) standards. School executive officer Brian Lee says it was during initial scoping work that the true scale of the issue became clear, including the fact that the roofs were at the end of their life. In conjunction with the Ministry of Education property team, a scope for the re-roofing was developed and designs were created to align the building with the MoE Design Requirements. Naylor Love was awarded the contract and is now delivering the project in four stages, covering blocks A, B, C, and D. Blocks B and C are expected to be completed before the end-of-year holidays, while blocks D (Technology) and A (Administration) will follow soon. The project is expected to be finished by the middle of next year. Brian says the redevelopment would bring the building up to MoE weathertightness standards, modernise the school’s appearance, and reduce ongoing maintenance costs. The school also anticipates lower heating costs and better thermal comfort for staff and students due to new insulation. Brian says the design closely aligns with the Ministry’s “safe, warm, and dry philosophy for learning environments”. Although the redevelopment does not explicitly incorporate sustainability or energy-efficient technology, simplicity and cost-effectiveness have been key elements in the project’s planning. “The design team has put in significant effort to develop a simple and cost-effective solution for the school, emphasising minimal transitions and aiming to protect the school’s future,” he says. Executing a major building project in the middle of an active school site presents obvious logistical challenges, but careful planning has helped to minimise disruption. “The site has been isolated with site fencing and deliveries scheduled for outside of school hours,” Brian says. This is not Naylor Love’s first time in dealing with these issues, and the project has been thoroughly planned through their site specific safety plan. Close communication between stakeholders has been a major contributor to the project’s smooth progress so far. “Good communication is the fundamental requirement for a successful construction contract. Naylor Love has collaborated with the consultants and school representatives promptly and professionally, offering benefits to all parties,” Brian says. Since much of the school still operates out of its original buildings, the redevelopment is expected to have a noticeable and lasting impact. “We believe that this development will not only transform the appearance and atmosphere of the school, but also relieve future generations from the responsibility of maintaining the current roofs,” Brian says.
