Harry says there were two kinds of people that used to head to the limbs centre. There was the person who was a sorry case and always had negative thoughts, and then there was the bloke who worked for himself, and always had a positive outlook on life despite his injuries. As a five-year-old, Harry knew which path he wanted to follow right from day-dot. Nineteen years later, Harry is the joint Managing Director of Crawford Developments. With almost seven years in business for himself, Harry is a young man with passion and vision for the townhouse developments he and his team are bringing to Christchurch City. “We feel responsible for creating that first rung on the ladder for first home buyers. We can do that by the way we develop and build. I’m passionate about developing an opportunity for first home buyers, like my peers, to get into the market. It gives them security, a place to call home, they’re comfortable and start establishing themselves in communities. “We’re building houses that are easy to live in, easy to maintain and we have a driving motivator to have a positive environmental impact. We try to avoid concrete and steel as much as can and stick to classic timber construction because it’s a carbon sink.” Harry was 18 when Crawford Developments’ journey began with the construction of student rental properties around Christchurch’s university hubs. In 2019 Harry made the move to Auckland and started looking at townhouse developments, learning first-hand what the financiers and developers were doing, and establishing key relationships. When Covid hit in 2020, Harry took an opportunity to buy a piece of land on Brougham Street in Christchurch and construct six townhouses. “That was our first townhouse project,” says Harry. “With delays caused through Covid, the keys of the six Brougham Street townhouses were handed over March this year. ‘Following that, we purchased another site on the corner of Cashel Street and Stanmore Road on which we’re currently constructing 18 townhouses. We’ve had a huge growth spurt thanks to business partner Danielle Bridge, who joined in 2022, and now have 158 units either in consenting or under construction.” Projects include 14 townhouses in Rotherham Street just behind Westfield Mall, 15 on Grenville Street in Waltham, and 35 going into Olliviers Road in Philliptown. “It’s looking like those projects will all commence January next year, with keys handed over comfortably before the end of next year. Our biggest project is going to be called South Central, which is a development of seventy-six townhouses on the corner of Brougham and Strickland Street. We’re looking to break ground in January.” Harry and Danielle have assembled a strong development team of like-minded people that includes two architects, and two sales-people, with Harry taking the role of development and construction manager, while Danielle is the marketing and sales manager. With all projects taking place in the city, Harry and Danielle have based their team in Ferry Road, Waltham, right in the heart of development work, so that a close eye can be kept on all projects. “We use trusted contract labour for our projects but supply all materials so that we can stand behind the warranties on the products we use. “All our projects are townhouses and we have a range of two, three, and four-bedders, with options with and without carparking and some with garages. “These townhouses start from $520,000, so that people can get into them affordably.
