The building industry in Hanmer Springs, a popular alpine holiday destination in North Canterbury, is showing no signs of slowing down despite supply shortages, time delays and rising interest rates. Dan McGuire of Amuri Builders is optimistic about the growth in the alpine village despite the challenges. “Hanmer Springs hasn’t reached its peak yet and with new subdivisions coming on, there’s plenty of work out there. There’s been incredible growth over the last year and a half. Aucklanders are now buying property in Hanmer as the price tag for holiday towns like Wanaka and Tekapo is becoming unachievable. Hanmer is attracting the athletic types who love the biking and mountains, plus there’s the hot pools and an excellent cafe culture in the town.” What has changed is the way Dan operates his business with supply chain issues demanding a new approach. “I have had to be very proactive and smart about ordering materials and we now measure off the plans not the frames as we used to. It’s the new normal and you’ve just got to bend with the wind and chill out about delays,” says Dan. “We are still busy, but it’s a different kind of busy as we’re filling in lots of holes due to time delays or running out of materials. We have plenty of work on so the guys can move between jobs as supplies come in. It is harder to give a completion date and we make it clear to our clients that we will do our best but it’s out of our hands.” Dan has a team of seven staff, including two apprentices and runs several jobs at once. Each foreman has a tablet to communicate with other sites and depending on where supplies are at, everyone can pitch in to push a job along. The tablet also gives the foreman the ability to contact architects & engineers directly for any clarifications. “We specialise in architectural homes and have a good name with architects around New Zealand.” he says. A recently completed build on a steep hill site in the village is a case in point, and the split-level holiday home employs plenty of glass to maximise the outstanding mountain views. Designed by Sally Turnbull Architecture, the four-bedroom house is 270 sqm over four levels and incorporates passive solar elements such as deep verandas and polished concrete floors. The house is clad in Abodo, a thermally modified timber, and Colorsteel to withstand the area’s hot dry summers and cold winters. “We’re really pleased with this build and will enter it into next year’s Master Builders of the Year. This was a complex project that required a lot of problem solving, but that’s what we love to do.
