DEVELOPMENT Chapman-Lindsay Developments: Marine Parade Project Bryce Chapman and Emma Lindsay-Chapman are seeking to spur some development momentum and change the face of New Brighton with their development of nine high-spec homes on an epic beachfront site on Marine Parade. Emma, who grew up in Queenspark and spent a lot of her childhood visiting her grandparents’ home in New Brighton, says the coastal suburb has always been an underrated and even a forgotten part of Christchurch. “We wanted to help turn New Brighton around, get it moving forward, and do something that would encourage other developers to create high-quality homes in this pretty amazing location,” she says. This development marks a step up in Bryce and Emma’s residential development journey, with the couple up until now having refurbished multiple as-is-where-is homes in Christchurch. They enjoyed the work and found great satisfaction in being part of helping first home buyers into their own homes, as it became more and more difficult for them to achieve. The next step for Chapman Lindsay Developments presented itself in the form of two sections in a great location on Marine Parade, New Brighton, where the couple demolished two old homes. They got to work planning for four high-spec three-bedroom apartments across the front of the two sites, two two-bedroom and two three-bedroom apartments with their own street frontages and driveways to the rear, and one stand-alone three-bedroom home to the side. “This was the best use of the site,” Emma says. “Considering the location, we wanted each home to have a generous garage space where buyers will be able to store their surfboards and beach toys.” Designed by DW Architects, the three-storey apartments across the front have amazing and expansive views from Godley Head to the Kaikōura Ranges. The cool and constant easterly wind has been taken into account with sheltered balconies at the front as well as entertainment decks at the rear, so alfresco entertaining is always an option whatever the weather. Cladding is durable and low-maintenance to handle the beachfront conditions, with rust-proof aluminium and a beautiful recycled hardwood. With their background in as-is-where-is developments, Emma and Bryce have found this development to be exceedingly more difficult to plan and get consented. “It has all been pretty hard really. There are a lot of hoops to jump through to even be able to start, and then once you’ve started, you’ve still got to jump through hoops.” Chapman Lindsay Developments has jumped through every necessary hoop with the support of its own team of builders and subcontractors who have put in a huge effort, battling on through the winter and delivering high quality work. Suppliers have also gone above and beyond to make the project a success. These homes are being marketed by Kieren Gray of HOME Christchurch, with five already sold, multiple enquiries every week, and some excellent feedback from all over New Zealand. No longer selling off the plans, Kieren is now incorporating drone shots of the development in progress in his marketing. Emma and Bryce seem to relish the challenge of apartment development and have another site in New Brighton and another project in the planning stages.
