92 | LIFESTYLE HPA Group: Clyde Retirement Village Kim Newth Clyde development a game-changer Even before the first villas are up at Aurum on Clutha, Clyde’s new lifestyle and retirement village, expressions of interest are coming in thick and fast from the local community. HPA Group is project managing this exciting new village as a staged development, with a busy year of construction ahead. Project partners include Clyde-based developer and director Pat Houlahan and fellow directors Tim Coughlan and Brett Flintoff. Work on the first four villas got underway in November, with another three started this month (December 2022). HPA Director Gareth Newton says villa construction will continue at a similar pace, month by month, into 2023. “Now that we are through the consenting process, people will start to see a lot of progress on site, especially after Christmas,” he says. “Demand to date has been huge. When I last checked, we already had expressions of interest for villas across half the village. The pace will pick up even more once people start to see roofs going on.” This $94m retirement village, between SH8 and Mutton Town Rd near Clyde, will ultimately include 122 villas and a 60-bed aged-care facility. There are 22 villas in Stage 1, with each successive stage adding another 30-35. HPA Group expects to be well into Stage 2 by the end of 2023 as well as the detailed design phase for the community facilities’ building that will include communal lounges, a library, swimming pool and other services. An existing building on site is also being converted into a crafts’ shed. HPA Group provides turnkey solutions to build thriving lifestyle communities and has an extensive industry track record. The community is at the core of everything we do.” Aurum on Clutha is a gamechanger for Clyde. It will enable local retirees to stay in their community, close to friends and family, while also freeing up existing homes in Clyde’s tight housing market. The planned agedcare facility – which will include a hospital, dementia unit and palliative care, as well as rest home care – will generate jobs for the local area. Masterplanning is delivering a pleasingly arranged street layout where each gorgeous villa will enjoy generously sized landscaped areas. “We’ve got four major villa types, ranging from 96sqm to 184sqm, and two- to three-bedroom offerings. Most exciting for us is our contemporary Earnscleugh Villa, which features a vaulted ceiling, a sunroom, walk in robes, and beautiful open plan living.” All villas have been designed and built with the Clyde environment in mind. Local architectural styles are referenced in exterior features such as stone cladding, vertical weatherboard cladding and contemporary lightweight rendered concrete, with exterior style seamlessly flowing through into tasteful interior design plans. Future residents can be assured of yearround comfort and energy efficient living, thanks to fully insulated slabs, thermally broken glazing, ducted air conditioning and modern heat-recovery systems. The village is near a golf course and the local hospital. There are bowls clubs in both Alexandra and Clyde, with a minibus service planned to connect residents with the clubs. Golden View, Cromwell is another lifestyle village by HPA Group in Central Otago, where the hospital facility has recently been built as the final part of the project. Elsewhere in the South Island, HPA Group was preparing to welcome the first residents to another attractively designed new village in North Canterbury, Amberley Country Estate.
