124 | BUILDING Modbox Homes T T Richard Loader Meeting the demand in Queenstown Modbox Homes has transitioned itself to a high-end design-and-build company. Over the last 11 years, Queenstown-based Modbox Homes has evolved from being a specialist builder of quality one- to three-bedroom homes using Triboard, to also embracing traditional construction methods for high-end architectural homes. The company was founded on the idea of using a structural panel system to build sustainable and affordable homes that performed well thermally, were ergonomic with an efficient use of materials, space, and the durability of Triboard itself. “Being Queenstown based, ModBox became a steep-site specialist and our client base changed from those looking for an entry-level three-bed, two-bath family home to people looking for an architecturally designed home, either to live in or as an investment,” says Joe Daly, who joined the team in 2017 and took over ownership in 2020. “About 60% of our projects are now highend architectural, with the remainder made up of Durapanel homes that are well suited to baches and rentals that can be built quickly.” Last year, Ian Anstiss joined Modbox Homes’ team as an owner and director, and as the LPB has responsibility for construction, while Joe looks after lead generation, sales and design, all the way through to a completed tender. Although projects have been undertaken throughout New Zealand, Modbox’s core focus is the Central Otago region, with the majority of its projects in Queenstown, and on elevated sites. “We probably have one client in 30 that is actually Queenstown based,” says Joe. “ We have many Australian clients who are also looking for renovation of their existing homes, swimming pools added or new builds.” T T to page 126 “There are other Kiwis, but they are typically not based in Queenstown and are the ones looking for a one- to two-bed ski and summer getaway. “Much of our client base operates out of Singapore, and are either building their own high-end architectural holiday home, or one that is being built as an investment property. “Through that, there is also lead generation where existing clients’ friends and colleagues also have homes in Queenstown and we’re engaged to do renovations, extensions or build new. We have many Australian clients who are also looking for renovation of their existing homes, swimming pools added or new builds.” Modbox Homes has transitioned itself to a high-end design-and-build company, with projects typically sitting in the $1M to $3M range, with a tailored customer experience from land purchase to completed construction. Potential buyers of land will often contact Modbox to view the land pre-purchase to help them decide if it is the right section for their needs, particularly on steep, elevated sites. “That’s a service we offer to ensure the client is not buying something they haven’t truly understood. It also enables us to get to know the client, and for us to present ourselves to the client as a trusted principal contractor,” Joe says.
