Chapman-Lindsay Developments DEVELOPMENT From refurbishing as-is-where-is homes, Chapman-Lindsay Developments, run by wife and husband Emma and Bryce, has gone on to quietly helping transform a coastal property sector in Christchurch with its latest high-specification development on Marine Parade. “We wanted to help turn New Brighton around, get it moving forward, and do something that would encourage other developers to create high-quality homes in this pretty amazing location,” says Emma Lindsay-Chapman. The company’s newest project, situated adjacent to its previous development of five townhouses, comprises four premium homes. Nearly all units have been sold, demonstrating strong market confidence in the area’s rejuvenation, says Emma. Each residence offers three to four bedrooms, two bathrooms, and generous garage space ranging from 1.5 to double-car capacity, arranged across two levels. “We tend to develop homes for owner/occupiers rather than investors – giving people the opportunity to own their own home. As developers, we want to do something different, although that doesn’t necessarily mean there isn’t investment opportunity.” The development showcases thoughtful coastal architecture, with particular attention paid to durability and maintenance. “The homes are designed with the coastal and beach environment in mind. For example, the light-colour coastal palette, fibre cement board, brick and aluminium tray suited to a high salt environment – products that will last and are easily maintained. Each apartment also features an outdoor shower.” The company’s connection to New Brighton runs deep. Emma, who grew up in nearby Queenspark, and spent a lot of her childhood visiting her grandparents’ home in New Brighton, says the coastal suburb has always been an underrated and even a forgotten part of Christchurch. “I grew up on this side of the city so it’s a passion to help the area come to life again,” she says. We would ideally like to continue to do coastal development along Marine Parade; however, proposed new regulations may prevent that from occurring if passed.” She says Chapman-Lindsay Developments emphasises quality construction and thoughtful design in every project it undertakes. Its projects are also characterised by careful consideration of environmental factors, such as incorporating sheltered balconies and entertainment decks on the Marine Parade projects to combat the coastal easterly winds, while maintaining outdoor living options. Considering the location, they also wanted each home to have a generous garage space where buyers will be able to store their surfboards, bikes, beach toys and other items. Chapman-Lindsay Developments is expanding its portfolio beyond Christchurch with its sights set on Kaikoura, where it aims to deliver more high-spec apartments for all demographics. “We’ve been investing in that area for quite some time and were able to secure some land on the esplanade,” explains Emma. “We’ve already had a lot of interest from people before it goes public.” The company’s methodical approach to development is evident in its project pipeline. With the Marine Parade project nearing completion, it has already secured its next venture in Hanmer Springs. The 4000sqm plot represents a strategic acquisition. Complete with motel chalets and a full house, the couple have converted it into nightly, short-term, mid- and long-term rentals.
