We understand the intricacies required to manage rental properties effectively. “Amongst our expertise is having those hard conversations that many landlords don’t like to have with their tenants. What has been very prevalent, particularly over the last couple of years, is increases in rental, which have been reasonably strong. “Many landlords who manage their own property have ended up with tenants paying a rental well below market value. Landlords believe they have a good tenant, and they charge a lower rental accordingly, whereas there are still good tenants who are willing to pay the market price. We offer a service that takes the stress from the landlord for a small management fee.” James says quarterly inspections carried out by the property management team also ensures that pets or people living in the property, but not included in the tenancy agreement, are identified, along with any repair or maintenance requirements so that the asset does not lose value through its tenancy. “We maintain regular communication with our clients, and navigate the ever-changing and complex legislation on their behalf. “Healthy Homes, particularly, is an issue many landlords don’t effectively understand, and we support them in getting the property Healthy Homes Certified to ensure they are within the legal parameters for a rental home. The risk is on the landlord if it is noncompliant.” James says there have been cases where landlords managing their own property have sought support from the property management team when a matter is going through the tenancy tribunal.
