The team at Cohesive Construction Dunedin have been applying their significant experience and skills building a large-scale shed and office block in Mosgiel’s new industrial zoned land, which has been developed by Mainland Capital. Owned by Mainland Capital, the 2070sqm metre building, has been designed and purpose built as a warehouse and regional distribution hub for Vulcan Steel. Site Manager Adam Turner says about 500 tonnes of structural steel has gone into construction of the warehouse, which has a 9-metre stud, and will include twin 8 tonne gantries. “Cohesive Construction will be installing the gantry rails, with a specialist engaged by Vulcan Steel to build and install the gantry cranes.” The warehouse’s exterior is clad in COLORSTEEL® New Denim Blue and a large concrete yard encircles the building for truck access. Attached off-centre from the warehouse is a 184 square metre building that consists of office, smoko meeting room, along with toilet area, and has been clad in AMC panel from Stratco NZ. A barbeque area has been provided on a fenced, exposed aggregate concrete pad outside the office building. Awarded the design and build contract in February of this year, Cohesive Construction broke ground mid-July this year and Adam expects to apply for code of compliance at the end of January 2023. Adam says prior to development the land had been farmland and was prone to being swampy. “The land had been flat farmland with a lot of eddies that had been filled over the years with an assortment of material. It required a lot of discussion with the geotechnical engineers in respect to ground conditions, what ground had to be removed and how it could be restored to a level that could take the building’s weight.” While the project is the largest that Cohesive Construction Dunedin has undertaken in the Mosgiel area, the team brought significant design and build experience to the project, particularly in regard to large scale commercial projects and clear-span structures. Cohesive Construction’s origins stem back to 2010 when when the Lynch family saw a need for quality steel framed sheds in the Canterbury region, which led to the purchase of the South Island franchise of Wide Span Sheds. Initially starting in the Canterbury region with a small office, the company quickly grew to service all the South Island and over the last few years branches have been opened in major towns throughout the country. In 2021, the ‘Cohesive’ brand was launched to better reflect the company’s capabilities and expansion into the commercial and residential markets. “Canterbury was Cohesive Construction’s very first branch when the company decided to start opening local branches rather than operating them all from the Christchurch office,” says Paul Lynch, Cohesive Group’s Managing Director. “Canterbury covers the Waimakariri river through to Oamaru and the demographic and types of sheds really is everything-rural, industrial, commercial, residential, and agricultural.” Otago’s origins go back over a decade when Craig Miller and James Dodd were the company’s preferred contractors building Wide Span Sheds throughout the Central Otago and Otago regions. When the company opened branches in both regions in 2020, Craig Miller became the managing Director for Otago, while James Dodd because the Managing Director for Central Otago.
