Timaru Construction is now in the closing stages of Coolpak Coolstores’ largescale facility at Izone Business Park in Rolleston, just on the outskirts of Christchurch. The project is the final stage of a much larger coolstore development that commenced in 2016. Having amassed many years’ experience building large scale coolstore facilities in South Canterbury, Timaru Construction was the ideal choice for such a large and challenging undertaking. Starting from a greenfield site, Timaru Construction built a freezer and ELA (Elevated Loading Area) and plantroom, then completed a second freezer, blast freezer and two coolstores, two smaller boutique stores and loading docks, and extended the ELA. Following this work Timaru Construction built two additional freezers and plantroom. The current project, which commenced at the end of January 2022, is for a fully automated cold store on the site, and will be commissioned just after Christmas. Timaru Construction’s project scope was to complete the shell of the building before handing it over to the racking and automation specialists for internal fitout. Measuring a massive 75m by 37m, the building has a concrete floor with steel superstructure, clad in insulated panels. “We had to be ready to hand the building over to the automation team at the end of July this year,” says Graham Cadigan, Timaru Construction’s Managing Director. “One of the primary challenges in the project was maintaining the programme. You have key milestones that have to be met, so that the trade scheduled to start their part of the project could commence work.” Along with the construction of the cold store, Timaru Construction was also engaged to refurbish the original coolstore built on the site in stage one, converting it into cold storage, and adding a plantroom. While a cool store will run anywhere between 0° and -5°, a cold store runs at -25°. “Again, we’re only involved in the construction work, which included demolition work, removing walls and building new plant rooms. That project commenced in October, with stage one scheduled to be completed middle of January, with the last stage late February. Stage one is the conversion work, and stage two is extending the loading docks, which is relatively minor.” For both projects, working at extreme building heights was a key challenge, with the team’s health and safety a primary concern at all times. The new cold store was 18 metres high, requiring careful cranage. “We have been building cold stores for Coolpak and other clients for over thirty years, so we’ve amassed a lot of experience in that time, and we’re pretty good at building them. From our point of view, it’s our knowledge and experience that enables us to build efficiently, and co-ordinate the subtrades. We have a really good team of subcontractors. That’s really important. Their part on these projects is generally bigger than ours. We can’t compliment enough the subcontractors that were engaged both directly and indirectly on this project.” Originally founded by Ross Lund and Lindsay Stowell in 2006, Timaru Construction has been one of the leading construction companies in not only South Canterbury, but also the South Island, predominantly working on projects like Coolpaks coolstores. When Ross retired in 2015, Graham stepped in to buy the successful business with Lindsay, continuing as a locally owned family business, with a team of 25 employees made up of carpenters, apprentices, and administration personnel. “Our success really does come down to the experience and knowledge we have in the business — especially in the South Canterbury area; any major buildings we’ve pretty much bult them all. Lyndsay has just retired this year, but he had worked for Ross for over fifty years. That’s the experience we have in the company.
