Russell Fredric Achieving three significant 2022 Registered Master Builders House of the Year awards was not a total surprise to Bayview Construction co-director Lloyd Nolan. The Wanaka-based company is co-owned by Lloyd and his working business partner Tomas Anderson. Lloyd’s confidence was not based on presumption, but in the millimetre precision and intense attention to detail required throughout by the company’s team and subcontractors who built the impressive award-winning Wanaka house for a developer. In the award’s new home $1.5 million to $2 million category, Bayview Construction won the National Top 100, Southern Regional Category and Gold awards, nationally achieving more than 97% of the available points. The design elements, detail and structure of the two level lakefront house proved to be a melding of art and next level craftsmanship and Lloyd says there was no hiding the small tolerances needed to meet the design specifications. This applied especially on the interior where walls, floors, ceilings and other elements such as the floating timber stairs and blue Corten steel balustrades interacted. “There’s no skirtings or architraves, they’ve got a two millimetre negative joint, so [the wall linings] are two millimetres negative off the finished flooring, and off the back of the door jambs, so from the start we had to have everything within a millimetre.” Structurally, the house has a suspended concrete slab on the first level which includes a cantilevered verandah, all supported with structural steel and concrete blockwork. Right from the start, multiple laser levels were used from the ground up to ensure the fine tolerances would be achieved. “That’s proper attention to detail when you can make 35 tonnes of suspended slab millimetre perfect and stay millimetre perfect. There’s mass engineering in it, it’s quite incredible.” The exterior comprises Sto plaster walls complemented with timeless schist elements, including a substantial schist chimney which, on the inside, features blue Corten steel clad feature fireplace in the living area. The interior design had the input of a lighting specialist, and the house features recessed LED lighting strips in parts of the kitchen, bathroom and stairwell. The overall effect is one contrasting materials, warm and cool tones and variety in the reflection of light off the various textures and planes. The kitchen, which has a scullery, repeats this theme with a combination of stainless steel, a brass tile splashback, dark oak cabinetry and a unique isometric shaped white marble pattern island. Once completed, the house was sold to a retired builder who was totally wowed by the house. “He was blown away by it.” Knowing the quality of the house and the effort that went into it, Lloyd says he would have been disappointed if it was not nominated for an award. “It’s a house that needed to be in that category, it needed to be [a gold award] as a minimum. “When you’re spending that sort of money it should be a gold award house regardless just on the points system.” Lloyd acknowledges the stellar work of all involved in the build who needed to be on the same page from day one and who were crucial to achieving the great result.
