Home Factor’s Priyanka Sareen and Rohit Khanna are Aucklanders who know how to create a home which makes the most of Wanaka’s spectacular scenery. Priyanka and Rohit are directors of property development company Home Factor which has operated in Auckland since 2014. It offers its services in many of New Zealand’s most scenic spots, with a special affection for Wanaka. Two of their recent Wanaka projects won regional Gold awards in Registered Master Builders 2022 House of the Year Awards. Home Factor’s aim has always been to provide a different kind of property development company. They can design a home, build a home, renovate your home, or provide the whole package right from finding a section down to completing the stylish interior. “We obsess over every detail of design,” says Rohit, “material selection, aspect, and flow. And we anticipate what would delight the future owner of each home as we go and create it. That’s very important to us.” Rohit focuses on the development side of the projects, managing all the contracts, and ensuring everything runs smoothly. Priyanka designs the homes and interiors, and looks after the marketing. When Priyanka is designing a home, she loves to produce something very creative and different, and to be bold with the architecture and design style. “One of our business principles is to never repeat a design, which is very different to other building companies,” says Priyanka. “That allows us to push the design boundaries and create show stopping architecture.” That unique style and passion was rewarded with the Gold regional awards for homes in Forest Heights and Penny Lane in Wanaka. For the Forest Heights home Priyanka was inspired by the beautiful surroundings and a vision to use angles to create design intrigue. Each angled area captures a different perspective of the awe-inspiring views of the lake, mountains and forest. She was able to create a whole unified look by also completing the interior design. “I really love being able to come up with an amazing concept, and then being able to carry it right through inside the home. In this one, the style is very bold for the exterior, so on the inside as well we used a color scheme of copper and blacks to create a luxury feel, but also created lots of really intimate spaces.” Other special features included the stunning schist and green-coloured granite bench top, and an ensuite bathroom which uses three different tiling combinations to create the impression of falling water. On the outside the Penny Lane home has a minimalistic and visually symmetrical look, with the true extent of its beauty concealed within its walls. Two wings extend from the central entryway, a beautiful canvas for bold interiors. “Our emphasis and inspiration came from natural materials and tones from the Alpine region. The colour scheme of forest greens and black were complemented with deep clay and greys.” When a project is underway Rohit often spends extended periods in Wanaka, or other locations, monitoring progress and working with their trusted local partners to ensure the clients get everything they are expecting. He says they love working closely with clients too to ensure the whole process is a great experience for them. Rohit says one of the most enjoyable parts of the job is making that close connection with clients. He says for many of their projects people start out as clients and end up as friends, and that he says is a wonderful way to do business. “I really love being able to come up with an amazing concept, and then being able to carry it right through inside the home.”
